Overview
We are seeking a Maintenance Supervisor to oversee the maintenance operations at our San Bellino property in the Glendale, AZ. The ideal candidate will have a strong background in maintenance management, electrical systems, and facilities management.
I. REQUIREMENTS:
· Must possess a valid Drivers license and satisfactory driving record as required by the company's insurance provider.
· Demonstrates and maintains a high level of competency in the areas of Plumbing, Heating and Cooling Systems, Pool Care and Maintenance, Painting, Carpentry, Roofing, Fencing
II. ESSENTIAL DUTIES AND RESPONSIBILITIES:
This job description gives an overview of the overall essential functions, competencies, skills, and abilities for the Maintenance Supervisor role. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Other duties may be assigned:
1) Maintenance Management
a. Ensures Maintenance Requests are addressed within 48 hours.
b. Ensures “Turns” are completed on or before the day prior to resident’s scheduled move in date.
c. Decreases costs per unit on a year over year basis in each of the following categories:
i. Repairs & Maintenance
ii. Clean & Make Ready
iii. Recurring Replacements
d. Decreases Utility Costs by effectively following Section 13E (Utility and Energy Conservation) of Policies and Procedure Manual.
e. Completes general inspections, service requests, repairs, and maintenance as a working supervisor.
f. Demonstrates and maintains a high level of competency in the following areas:
i. Plumbing
ii. Heating and Cooling Systems
iii. Pool Care and Maintenance
iv. Painting
v. Carpentry
vi. Roofing
vii. Fencing
g. Ensures that all property assets are properly secured. Including but not limited to: office buildings, laundries, maintenance shops, and common areas such as fenced in courts and swimming pool facilities.
h. Inspects building and grounds daily to ensure safety and cleanliness. Maintains property’s curb appeal throughout the day.
i. Monitors vendor performance and ensures vendor compliance to Company’s guidelines.
2) Team Management
a. Schedules and prioritizes daily maintenance including work orders, turns, pools, and general grounds keeping.
b. Monitors all maintenance projects through their completion and ensures appropriate follow up communication and documentation is completed.
c. Delegates all tasks appropriately to maximize efficiency of the maintenance team.
d. Ensures all projects are completed on or before scheduled completion date.
e. Maintains appropriate staffing levels to meet the property needs including but not limited to “on call” scheduling.
f. Evaluates employee’s work performance thoroughly and thoughtfully in relation to current job requirements on an annual basis. Provides ongoing constructive feedback and creates achievable goals for each team member.
g. Coaches and mentors team members to assist their advancement within the company.
3) Inventory Management
a. Maintains a clean and organized shop area.
b. Maintains appropriate inventory levels to ensure timely completion of work orders and turns.
c. Ensures all maintenance orders are within budget and by GL code. Ensures all invoices are turned into the Property Manager the day they are received.
4) Communication
a. Maintains continuous and detailed daily communication with the Property Manager regarding all aspects of property maintenance including but not limited to staffing, inventory, safety and compliance concerns, curb appeal, work orders, turns, resident concerns, and vendor performance.
b. Communicates effectively and positively with residents to enhance customer satisfaction and increase retention.
c. Conveys messages, ideas, and expectations to Property Manager, maintenance team and residents in a clear and thorough manner.
5) Compliance
a. Understands and adheres to the Policies and Procedures Manual, Fair Housing Laws and OSHA Standards.
b. Maintains the MSDS binder and ensures it is kept current and up to date at all times.
c. Ensures that all safety standards, policies and procedures are adhered to by the maintenance team.
6) Customer Service
a. Maintains open, honest and timely communication with residents regarding maintenance requests and property concerns.
b. Ensures all communicated commitments with residents are fulfilled and appropriate follow up communication is provided when necessary.
c. Ensures Maintenance Team handles and cares for all residents’ property carefully and respectfully.
III. PHYSICAL DEMANDS AND WORK ENVIRONMENT:
The physical demands and work environment characteristics described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.
- Able to lift 75 lbs from floor to waist with possible repetition
- Able to lift 50 lbs from shoulder to overhead
- Able to work with both arms above head for minimum of 5 minutes
- Able to carry 50 lbs for a distance of 25 feet
- Able to push or pull 125 for a distance of 500 feet
- Able to climb stairs and ladders
- Able to carry 30 lbs while climbing stairs or a ladder
- Able to grip and operate hand tools, powers tools and safety equipment, such as chain falls
- Able to lift legs and step over obstacles up to 19 inches above the ground
- Able to perform work while in varying physical positions, such as lying on side, in a kneeling position, while standing on a ladder
- Able to access rooftop units and work at heights and in some cases tight or enclosed spaces

Pay: $29.00 - $31.00 per hour
