Trinity Real Estate Finance seeks to invest in, and grow with its employees. An Associate supports all analytical aspects of new commercial & multifamily loan origination, underwriting, and approval. Most often, the successful Associate will have a demonstrable and enduring interest in capital markets, finance and lending, as well as commercial real estate. They must have initiative, demonstrate the ability to multi-task and be detail-oriented. The Associate role is well suited to project-oriented individuals who enjoy taking personal ownership of files on behalf of the firm. Underwriting activities include cash flow modeling, financial document and lease review, analysis of collateral improvements, and local contributing economic conditions. A successful candidate diligently completes basic discounted cash-flow models, economic and market research, lease agreement reviews, and loan presentation materials. The Associate will interact with Lenders, Borrowers, and all external industry contacts. Strong written and verbal communication skills, along with strong interpersonal skills are required. Specifically, the successful Associate will:
- Create and refine Excel cash-flow models covering credit metrics of lending opportunities
- Review, analyze, and input property-level financial information into usable and relevant formats
- Create, refine, and publish lending opportunity pitch books in Microsoft PowerPoint which highlight transaction credit metrics as well as relevant macro/micro market and economic dynamics
- Research deal-specific market dynamics that apply to a proposed loan including market comparable properties, tenant demand trends, ownership history, location, construction quality, and more
- Physically photograph, inspect, and understand commercial real estate lending opportunities
- Have a strong comfort with MS Office Suite including Outlook, Excel, PowerPoint, Word, and Teams
- Use basic accounting concepts such as balance sheets, income statements, cash flow statements
- Apply a working knowledge of commercial real estate vernacular including lease structures, capitalization rates, property types, replacement costs, and other investment terminology
- Apply a working knowledge of underwriting or lending terms like Net Operating Income, Term, Amortization, Debt Yield, Debt Service Coverage, Vacancy Factor, and more
- Interact with external stakeholders to complete loan underwriting, approval, and closing
- Participate in business-development and sales-oriented meetings the loan originators
- Spend time developing external business relationships with lenders, borrowers, vendors, and industry contacts
A successful Associate may advance into loan production or remain as a senior analyst / junior originator if they choose. Prior experience in the commercial real estate industry is preferred but not required.
