You will help plan and facilitate all onsite property management related tasks such as auditing, monitoring leasing activity, reputation management, customer service, some marketing, acquisitions, and dispositions. From resolving residents’ concerns to providing support to our onsite staff every day will be something new. We are looking for a detail-oriented, proactive team player, with excellent follow-through and positive attitude. Ability to multi-task and strong sense of urgency required. We owner-operate properties in California, Oregon, Colorado, Florida, North Carolina, South Carolina, and Georgia. We are looking for a candidate with current property manager and leasing experience and that is looking for an opportunity to develop other managers in our portfolio! This position is assigned to support property managers throughout the Southeast. This position might require some travel in FL, SC, NC, and GA. This is a great opportunity for a current onsite manager of at least 300 units and looking to join a corporate team.
Duties and Responsibilities
- Provide leadership and support to each onsite team for increased efficiency and advancement
- Assist in recruiting, screening, interviewing, hiring, and on-boarding of all new hires as needed
- Develop strategies for ongoing training and development of existing employees and staff
- Actively maintain monthly delinquency reports, renewal trackers, rent increases statuses
- Oversee the collection of rent(s), late fees, utilities charges, and any other fees to be collected.
- Provide support in audit reviews for possible corrections/adjustments/credits/charge reversals
- Follow-up on past due accounts, initiate collection steps if appropriate; research and resolve payment discrepancies or collection inquiries
- Monitor accounting management of vacancies, rent increases, delinquencies and renewals
- Identify internal control deficiencies in our third-party utility company (Conservice) and report
- Create internal controls documentation including narratives, process, and date workflows
- Conduct property audits to ensure all properties under your purview are being well maintained and operating in such a way to meet the company standards
- Review, analyze and interpret market survey reports to drive occupancy and revenue growth.
- Assist in the implementation of new company changes, practices, strategies, or tactics
- Spearhead projects to further improve on operational and logistical efficiencies
- Assign tasks to onsite property manager and ensure completion of property administration needs
- Interact with various agencies such as Housing Authorities and resolve issues and or concerns
- Aid the management team with direct support of AppFolio related questions or concerns
- Respond to all resident requests or complaints in a timely, efficient and courteous manner
- Assist in due diligence of new acquisition, dispositions, audit reports, portfolio reviews
- Audit Bi-Weekly Time Tracking for Onsite Teams CA & OR
- Review and Approved Rental Applications for the Portfolio CA & OR
- Work alongside the operations team on various job assignments
- Ensure all properties follow all federal, state and local fair housing law, practices and regulations
Skills and Qualifications
3-5 years in multifamily real estate experience required
High level of integrity and creativity with a hands-on, proactive attitude
Excellent communications skills (oral and written English skills - bilingual a huge plus)
Proficient with MS Suite, specifically MS Excel and MS Outlook as well as other various software programs and applications
Customer-focused, a polished and a professional appearance a must
Attention to detail
Ability to multi-task and shift priorities quickly in a fast-pace work environment
Ability to develop strategic solutions
AppFolio experience preferred, but not required
Bachelor’s degree or equivalent experience
