The Director of Corporate Land Acquisition is responsible for providing lot inventory sufficient for the achievement of the strategic and annual operating plans across all markets through the acquisition of finished and to-be-developed homesites. The Director may work on special projects at the direction of the executive services team, such as land strategy, product positioning, demographic strategy and analysis, and financial strategy and analysis. The Director provides information and analysis of the market environment for target markets to True Homes Executive Leadership, including specific analysis related to individual transactions. The Director implements the Leadership Charter, establishes team congruency with the True Difference Culture, and demonstrates leadership consistent with the True North Leadership (TNL) Platform, while maturing their Functional Platform and demonstrating high levels of team function and ability to execute.

- Works with the Founding Partner to develop and execute land strategy and provide regular market updates
- Achieves established performance standards in Finance, including lender relationships and accounting, and Land Operations, including developer, contractor, and governmental relationships
- Ensures the timely identification, contracting, and acquisition of appropriately located and priced parcels of land to meet the defined strategic and financial plan
- Serve as liaison with developers and the local community to promote and support the True Homes True Difference model
- Ensures that contractual and other commitments by True Homes are kept
- Ensures that developers meet contractual obligations, including conformance to True Homes quality standards and community image standards
- Develops, build, and maintain relationships with off-balance sheet investors and developers
- Completes Land Charter analysis, including market position, deal terms, and community standard
- Provides information and analysis of the market environment for target markets to True Homes Executive Leadership, including specific analysis as it relates to individual transactions
- Implements the Leadership Charter and demonstrate leadership consistent with the True North Leadership (TNL) Platform
- Matures the Functional Platform and demonstrate high levels of team function and ability to execute
- Coordinates land acquisition activities to meet the strategic and operational goals of the company
- Develops and implements comprehensive land acquisition strategies
- Ensures alignment of land acquisition activities with corporate objectives and financial targets
- Monitors market trends and developments to identify potential land acquisition opportunities
- Negotiates and structures land acquisition deals to maximize value and minimize risk
- Performs other duties as needed or required

- Achievement of lot acquisition and lot delivery objectives to support the annual business plan, including sales, starts, closings, profitability, and return on assets

- Effective monitoring and analysis of market trends, leading to the identification of potential land acquisition opportunities

Qualifications:
- Bachelors degree in civil engineering or similar technical degree and 5 years of land development project management experience
- 5 years of business leadership with direct reports and accountability for profit and loss preferred
- Strong leadership, management, and motivational skills with supervisory experience preferred
- Strong negotiating and problem-solving skills
- Ability to develop and implement a long-term strategic plan
- Valid drivers license and reliable personal transportation required for frequent travel
