The Project Specialist Land PMO is responsible for providing office and field services by implementing project management systems. They oversee procedures and policies to effectively create, monitor, update, and report the status of development schedules during the project life cycle, ensuring compliance with True Homes land development standards. Additionally, the Project Specialist supports the Land Development department by training team members on standards, methods, PMO processes, core training, and workshops.
Responsibilities:
Project and Schedule Management
- Create standard and project-specific activities using input from Project Managers, construction documents, and assumption logs.
- Estimate task durations based on historical data and input from Trade Partners to develop project schedules and identify critical paths.
- Review construction documents to identify potential schedule issues and solve risks or non-conformance.
- Maintain electronic and paper project files, ensuring documentation aligns with the latest revisions.
- Preside over regular meetings to update schedules, review progress, and resolve issues.
- Communicate schedule updates to stakeholders and maintain historical production rate databases.
Data Integrity and Reporting
- Ensure data integrity for internal project management applications.
- Create and deliver summary reports (e.g., Corporate Gatherings, Rollout Reports, Land Committee Reports).
- Update performance tracking spreadsheets for bonuses and lot contract metrics.
- Maintains historical production rate database.
- Identify trends in schedule performance and make recommendations to improve project outcomes.
Training and Development
- Assess associate training needs through feedback tools and manager input.
- Develop and implement training plans, including workshops, modules, and onboarding programs.
- Coach team members on PMO standards, industry best practices, and safety protocols.
- Store and manage all training materials in True University.
- Facilitate onboarding and training for Land PMO interns.
- Facilitates all QLean pull planning sessions for Land Development projects with markets and stakeholders.
Other Responsibilities
- Support process improvement initiatives, planning, and entitlement efforts.
- Conduct market analysis and research to enhance project outcomes.
- Assist with True Housing and Doorway to Prosperity projects.
Results/Accountability:
- Provides task status and schedule updates to market Land Teams, Centralized Services, and Stakeholders using the Land Development Information System on a weekly or as-needed basis.
- Starts, manages, and completes assigned scheduling tasks within requested time frame.
- Identifies task and baseline non-conformance and collaborates with market Land Team to resolve issues in a timely manner to not delay project.
- Successfully train all new hires and existing team members on PMO processes, tools, and best practices.
- Develop and implement quarterly training modules to enhance team skills and performance.
Qualifications:
- Bachelors degree in engineering, real estate development, or project management or 3 years of project coordinator experience in a corporate setting required.
- Proficiency in, or ability to learn, reading civil site plans, utility plans, and construction documents.
- Proficiency in, or ability to learn, read, and administrate construction contracts.
- Detail-oriented and superior analytical skills required.
- Skilled in, or ability to learn and maintain construction schedules using critical path methods.
- Proficiency in Microsoft Office and Microsoft Project or other scheduling software required.
- Six Sigma/Change Management/Process Improvement training preferred.
- Valid drivers license, current automobile insurance, and reliable personal transportation for occasional regional travel.

Physical Requirements:
- Must be able to remain in a stationary position 50% of the time.
- Associate needs to occasionally move about the office/model homes to access file cabinets, office equipment, etc.
- Constantly operates a computer and other office equipment within the office and out in the Market.
Working Conditions:
While performing the duties of this position, the associate is regularly exposed to outside weather conditions, which may include wet and/or humid conditions, and extreme cold or extreme heat.
