As a Project Design Manager, the incumbent is responsible for supporting project goals for design development and cost model adherence as set by the project leadership team. This includes fully understanding the client’s expectations, executing and supporting the design strategy, and coordinating with the operations and preconstruction team to execute on it. They will lead and manage the design development on multiple projects that will range in size and complexity. The incumbent will be responsible for reporting project metrics related to design and risk factors to management team. They are also responsible for providing service to the team at a level where mistakes pose a significant risk to Truebeck.  They will serve as an inspiration and motivational team player during the design to demonstrate the Truebeck  values,  vision and strategy for growth and operational excellence. They also must have a strong attention to detail, analytical, problem solving, and customer service skills.  They must maintain the highest level of integrity, promote the corporate values, and lead by example in all areas.

Essential Duties and Responsibilities

Design Management

  1. Support the design management goals as outlined in Truebeck’s project RFP response and subsequent project kickoff and project plan meetings in which an execution plan for the project is developed.
  2. Partner with Project Executives, Project Managers, and Superintendents to ensure projects are constructible, scoped correctly, logistically planned, and accurately scheduled.
  3. Manage the design development to the required scope of the project and within the target budgets established for the project.
  4. Complete the design documents to the level of detail expected at each phase of design development to meet project schedule milestones. Ensure that Truebeck’s design standard for Level of Detail (LOD) are meet at each phase of the project.
  5. Promote an integrated relationship with the project executive and preconstruction executive and the design team that ensures alignment on project goals and expectations.
  6. Work with the preconstruction team to develop durable decisions making tools (e.g. A3 & CBA) and documentation that leads teams through design development in an efficient and effective manner.
  7. Participate in pre-design meetings between preconstruction and design teams to understand the estimate parameters and assumptions necessary to keep the project on budget.
  8. Build client relationships through exceptional service, follow-up, and successful project completion.
  9. Collaborate with Estimating and Purchasing in the up-front set up of projects to ensure profitability, client satisfaction and the best trade partners for the job.
  10. Responsible for multiple jobs in various phases including pre-construction, construction, closeout, and post-construction services.
  11. Identify issues and elevate concerns to minimize and mitigate potential risks.
  12. Attend and participate in meetings with the clients and design teams.
  13. Work with the PRINCIPAL-IN-CHARGE, project and preconstruction executives to facilitate and establish the project charter as early as possible on the project.
  14. Any other task or duty as assigned or required.

Business Development

  1. Support strategies, including leveraging existing industry relationships, to position Truebeck for major opportunities.
  2. Identify new client relationships alongside the leadership team and executives; develop relationship with, and have the pulse of, existing clients.
  3. When design-build or design-assist are part of a project pursuit, lead the design components of that pursuit - identify responsibilities, align the strategy and content of group proposals and/or presentations with the PRINCIPAL-IN-CHARGE and executives for the design elements of the project pursuit.
  4. Participate in teaming strategies.
  5. Participate in industry events and associations.
  6. Provide and/or build expertise in specialized areas (LEED, BIM, Design/Build, etc.).
  7. Support team goals and performance standards, especially as this relates to design and budget, and ensure that these align with Truebeck’s goals.

Financial

  1. Understand performance requirements and ensure proper deliverables and expectations are incorporated that a designer needs to meet project requirements.
  2. Review any periodic add service requests that are initiated from the design team to determine entitlement and appropriateness of the cost of quoted services.
  3. Keep the project and preconstruction executives aware of design risks relative to overall project scope and individual design team members.

Staffing, Training & Development

  1. Review staffing plan with Principal-in-Charge and make suggestions necessary to properly support the design management of the project.
  2. Identify and cultivate the next level of Truebeck design managers and rising talent.
  3. Encourage all team members to actively participate in all trainings and development opportunities.
  4. Weekly meet with direct reports and conduct effective one on ones.
  5. Ensure communication and management plan for your departments facilitates strong connection between managers and employees.
  6. Work to ensure that all team members feel valued and a part of the Truebeck team.
  7. Develop and continuously improve Truebeck standards and practices relative to design management and design-build project delivery.

Safety

  1. Display general safety awareness in daily tasks and assignments.
  2. Understand Truebeck’s safety requirements and the costs associated with implementing these requirements in relation to self-performed, subcontracted work, and temporary protective measures.
  3. Support and participate in company training (OSHA 30, Safety Breakfasts, etc.).

Knowledge, Education, and experience

  1.  Graduate of a four-year degree program in architecture, construction management, construction science, or civil engineering.
  2. 5 more years of experience assisting or supervising design on projects of increasing complexity.
  3. Experience with a wide variety of project types and market sectors including Life Science, Mission Critical, Healthcare, Corporate Office, High-End Retail/Mixed Use, Education, and Interiors.
  4. Able to work under pressure and coordinate numerous activities and groups of people to achieve maximum efficiency.

Skills and Specifications

  • Has a broad range of design management and/or engineering skills gained through a career in design and/or construction.
  • Good oral and written communication skills.
  •  Provide expertise in specialized areas (LEED, BIM, Design/Build).
  •  Working on or has obtained DBIA Professional Certification.
  •  Demonstrates proficiency with design, cost management and design related scheduling software.
  • Able to work with minimal supervision on assignments that are broad and frequently require original and innovative approaches.
  • Able to demonstrate proficiency and effectiveness in all phases of the design disciplines or in a specific industry within the construction sector.
  • Encourage and support entrepreneurial behaviors in others.
  • Inspire confidence and elevate team performance.

Physical Demands and Work Environment

The incumbent typically works in a construction environment where duties will be performed indoors and outdoors. While performing the duties of this Job, the incumbent is regularly exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; outside weather conditions; extreme cold and extreme heat. The employee is occasionally exposed to toxic or caustic chemicals; risk of electrical shock and risk of vibration. The noise level in the work environment is usually moderate to very loud. Overtime may be required to meet project deadlines.

The employee is regularly required to use hands to finger, handle or feel, operate a computer keyboard, mouse and other business machines; reach and bend with arms and hands; use eyes to see close vision, peripheral vision, depth perception, and to adjust focus; climb, balance, stoop, kneel, crouch, or crawl; stand, walk, talk, and hear. The employee is occasionally required to sit and lift and/or move up to 50 pounds.

Range of base pay is $130,000 - $170,000
