Overview
The Land Development Superintendent by its nature is broad in scope and subject to modification from time to time. The following description is not meant to be restrictive, but to generally outline duties and responsibilities.
This role provides field management for the land development operations at the Central Coast Division. This is a role focused on trade management through scheduling, field inspections, billing validation, SWPPP compliance and final acceptance of improvements.
Responsibilities:
Scheduling
- Prepare weekly schedule updates for 2, 4 and 6 week look ahead for land development trades.
- Meet internally with team to provide project schedule updates to report any delays or advancements of the schedule.
- Meet and establish with trades a look ahead schedule and get their buy-in.
- Conduct weekly meetings with trades for scheduling and coordination.
Field Inspections
- Manage site safety
- Be present onsite daily to line-out trades, meet with inspectors or call for site meetings as necessary to work out issues..
- Take a pro-active approach to solve issues including using RFI’s and other documentation.
- Supervise work quality and SWPPP compliance onsite at all times.
SWPPP/Dust Control
- Observe and manage dust control.
- Review and address weekly SWPPP inspection report, BMP’s (Best Management Practices).
Billing Approval
- Be prepared for invoice/billing review and approval. Verify work completed and remaining to confirm accurate progress billings.
Final Acceptance
- Work with the City to initiate improvement acceptance through punch list, as-builts, etc. in order to exonerate bonds.
Qualifications:
- Minimum of 3 years of experience as a Land Development Superintendent/Manager or similar.
- Ability to use Excel, Word, & Microsoft Project.
- Ability to effectively read civil engineering plans, survey stakes, and dry utility plans.
- Must have a motor vehicle.
