***We are seeking a Wireless Telecom Site Acquisition Manager to join our team!***
Must have cellular site acquisition experience working on T-Mobile, Verizon, Sprint, or AT&T wireless sites
The Site Acquisition Manager will manage a bulk site acquisition program for new tower builds, collocations, site modifications, and antenna change-outs under existing leases/licenses. This position will work on projects in the Dallas area, overseeing site acquisition personnel and contractors to accomplish market objectives.
The ideal candidate has deep experience managing high-volume telecom site acquisition projects and is highly organized, with strong client-facing communication skills and a deep understanding of regulatory and permitting requirements. Familiarity with microwave (MW) deployments is preferred.
Essential Duties and Responsibilities
- Manage full site acquisition lifecycle for wireless telecom projects, including new builds, modifications, and upgrades, from RF design to NTP.
- Source and vet site candidates; review RFDS and SOW to ensure alignment with existing leases and equipment rights.
- Lead lease negotiations, amendments, pricing, and execution to meet client requirements.
- Prepare and submit applications, consent letters, and documentation to landlords and municipalities; track approvals in client/internal systems (e.g., TruBase).
- Coordinate with consultants, attorneys, A&E firms, and site acquisition teams to ensure accurate project scope and documentation.
- Review and manage structural analyses, CDs, and building permits; facilitate redlines, approvals, and landlord signatures.
- Monitor and update project milestones, permits, and NTPs using internal and client databases.
- Support construction and integration teams with permitting, landlord access, design updates, and code compliance.
- Act as subject matter expert on zoning, permitting, and local regulatory processes.
- Maintain strong relationships with municipalities, utilities, and third-party owners.
- Lead internal and external meetings; communicate timelines, progress, and ensure on-time, on-budget delivery aligned with standards.
Supervisory Responsibilities
- Indirectly supervises site acquisition contractors, consultants, and A&E firms.
- Carries out supervisory duties in accordance with company policies and applicable laws.
- Responsibilities include planning, assigning, and directing work and resolving project-related issues.
Required Qualifications
- Minimum 5 years of site acquisition management experience in the wireless telecom industry.
- Proven experience managing large-scale new site builds or high-volume modifications.
- Strong experience in zoning, permitting, and lease negotiation processes.
- Demonstrated leasing experience with major cellular carriers.
- Solid understanding of telecom industry standards and permitting/zoning timelines.
- Experience managing multiple site acquisition services concurrently.
- Excellent interpersonal, written, and verbal communication skills.
- Must be able to interpret and redline site construction drawings.
- Strong proficiency in Microsoft Office (Outlook, Excel, Word).
- Must be highly organized, self-motivated, and able to work independently and cross-functionally.
- Ability to drive to local jurisdictions, client offices, or contractor offices as needed.
- Must have a valid Driver's License and be able to pass a drug screening and background test.
Education and Experience
- Preferred: Bachelor’s degree in Construction Management, Real Estate, or Engineering.
- Required: Equivalent experience (5 years) in telecom site acquisition, zoning, and permitting.
- Experience working with A&E firms and local jurisdictions on wireless telecom projects.
- Familiarity with regulatory requirements and local municipal codes affecting site development.
Job Type: Full-time
Pay: $75,000.00 - $85,000.00 per year
