Job Description
Position Summary :
The primary duty of a Building Engineer is to maintain the overall appearance and condition of the assigned property. Specifically, a Building Engineer is responsible for maintaining the mechanical, life safety, electrical, plumbing, and hardware systems of the assigned property in superior working condition and excellent appearance. The Building Engineer works under the direct supervision of the Chief I Lead Engineer and is responsible for the coordination and execution of scheduled activities, including corrective, preventive maintenance. The Building Engineer will assist in the performance of preventive and corrective maintenance, respond to service requests, and take on such other duties as are assigned by the Lead Engineer (if assigned), Chief Engineer, or Facilities Manager. He or she will maintain the building operating routine and carry out scheduled tasks at the highest level of efficiency and operation. A Building Engineer is to perform his or her duties in a timely, conscientious manner and maintain good communication with other building staff.
Position Responsibilities :
- Exhibit Proper use and care of company property such as any company vehicles, tools, communication equipment, uniforms or any other item belonging to the building or the company which the engineer may have access to during working hours.
- Prepare time sheets in a timely, accurate and neat manner.
- Operate building equipment and systems in accordance the instructions of the Lead Engineer, or Chief Engineer and within the parameters of the designed sequence of operation. Perform preventive and corrective maintenance as scheduled and directed by the building senior engineer
- Monitor any and all work on the buildings life safety systems to ensure they are always available and operating at peak efficiency, and that when they are disabled for maintenance or repair that appropriate announcements and signs are posted.
- Have the skills needed to conduct preventive maintenance, troubleshoot or repair : HVAC equipment, major and minor pumps, control systems, ventilation equipment, hardware, and plumbing systems in the assigned building.
- Maintain good reading and writing skills as well as show his or her ability to initiate and communicate information thoroughly and accurately other building staff.
- Follow through with work orders and assignments until they are completed.
- Do whatever is required of him in the normal conduct of business to ensure customer satisfaction and that the buildings cleanliness and maintenance operations are carried out on a daily basis.
- Identify and purchase repair parts and supplies as needed to maintain the mechanical, electrical, plumbing, hardware, and lighting systems of the building and to maintain the approved level of inventory of light bulb and mechanical spare parts.
- Make budgeted expenditures or contract for services on behalf of the building as directed by the Chief I Lead Engineer, Facilities Manager, and unbudgeted expenditures with specific approval of the Facilities manager.
- With other building staff maintain the cleanliness of all building mechanical and electrical rooms and see that they are kept clean, neat and in excellent condition at all times. He or she will also ensure that such rooms are not used for improper storage.
- Coordinate proper coverage of all building staff positions with the Chief Engineer, Facilities manager and other senior engineers to ensure that temporary staff is available to cover absences.
- Inspect the building mechanical areas and common areas, reporting problems to the Chief Engineer, or Facilities Manager as appropriate.
