Responsible for the supervision and development of custodial and groundskeeping staff. Maintains and repairs buildings, plumbing, heating, air conditioning, electrical, and other systems and equipment or machinery. May assist skilled craft workers such as carpenters, electricians, painters, or other technicians in completing assigned tasks.The following functions represent the majority of the duties performed by the position but are not meant to be all-inclusive or prevent other duties from being assigned when necessary.

ESSENTIAL JOB FUNCTIONS:
1. Supervises and leads the custodial and groundskeeping staff to ensure grounds and buildings are well maintained.
2. Responsible for selection, training, assignment of work, evaluation of work produced, and performance appraisals.
3. Maintains lighting/air conditioning filters; sets up security alarms; checks all doors and windows; and closes buildings. Oversees ordering, stocking, and maintenance of custodial supplies.
4. Performs sweeping, mopping, waxing, and vacuuming duties on building floors; scrubbing, washing, dusting, polishing, and painting duties on walls, woodwork, windows, furniture, and other equipment.
5. Move equipment and furniture as requested.
6. Collect and dispose of trash and garbage, utilizing proper safety procedures to handle and dispose of potentially hazardous chemical and biological materials/wastes.
7. Installs, maintains, and repairs valves, faucets, traps, sinks and wash bowls, and water, sewage, air, and gas lines; bends, cuts, reams, and threads pipe using stocks and dies, and threaders and power saws; cleans and maintains various hand and power tools and equipment; installs, maintains and repairs wiring, power appliances, light fixtures, receptacles and switches; replaces light bulbs; and utilizes standard and specialized electrical test apparatus such as voltmeters, ammeters and ohmmeters.
8. Maintains and repairs various types of buildings, sheds, scaffolds, forms, frames, fences and
other structures; alters, repairs, and maintains doors, floors, partitions, stairways, windows, screens, and miscellaneous wooden fixtures; fits and glazes glass in windows and doors; maintains various types of roofs; and operates various equipment in the carpentry shop.
9. Prepares new and old surfaces for finishing by use of sandpaper, burners, scrapers, brushes and
sanding machines: putties, plasters, caulks or fills and repairs cracks and holes; and applying finish by brush, roller, or spray gun.
10. Assists in maintenance and repair of furnaces, and air conditioning systems.
11. Maintains and prepares records and reports, including logbooks, accident reports, and UV lighting compliance.
12. Provides functional supervision to temporary employees in the performance of simple repairs.
13. Assists in snow and ice removal.
14. Completes required training in support of the duties and responsibilities of this position.
15. Other duties as assigned including those required to fulfill activities in support of public health emergency operations.

SECONDARY JOB FUNCTIONS - NON-ESSENTIAL:
1. Operates trucks, forklifts, and other vehicles in the performance of assigned duties and performs minor maintenance on vehicles.
2. Mows grass, maintains shrubbery and performs landscaping maintenance as necessary.Education: High school diploma or equivalent required.

Experience:
  • Two or more years of experience in janitorial work, painting, machinery repair, or one or more of the building trades required.
  • Supervisory experience preferred.

Licenses:
  • 3rd Class Engineer’s License.
  • Valid Oklahoma driver’s license.

Knowledge and Skills:
  • Must possess considerable knowledge of all facets of building maintenance and repair, including knowledge of safety procedures in using tools and in working with potentially hazardous substances and electrical systems.
  • Able to add, subtract, multiply, and divide.
  • Able to understand and follow verbal or demonstrated instructions, write identifying information, and request supplies verbally or in writing.
  • Knowledge of what constitutes hazardous chemical and biological materials/wastes, and safety procedures in handling such materials.
  • Effective leadership skills to guide, motivate, develop, and resolve workplace issues.

INTERNAL AND EXTERNAL WORKING RELATIONSHIPS:
  • Internal contact with all personnel regarding maintenance requests.
  • Occasional external contact with contractors or vendors to give instructions or to obtain information.

SUPERVISORY RESPONSIBILITY/ACCOUNTABILITY:
Direct Supervision – Housekeeping and groundskeeping staff.
Indirect Supervision – None.
Budget/Money/Material – Responsible for assigned equipment and budget.
Reports to – Facilities Manager
Location - On Site

PHYSICAL/MENTAL EFFORT:
  • Heavy lifting and moving furniture, boxes, and tools up to 50lbs. Total time expended in physically demanding activity exceeds 25% of total hours of work.
  • Ability to hold objects by using fingers and hands, and ability to use fingers for operational needs such as using tools and repairing equipment.
  • Ability to bend spine at waist, bend legs at the knees, and move on hands, knees, and feet.
  • Ability to use arms and/or hands to move objects to and from the body.
  • Ability to move on foot for an extended period of time.
  • Ability to reach by extending arms up and out.
  • Ability to use arms and/or hands to move objects to and from the body.
  • Must be able to solve practical problems involving a variety of variables with limited standardization.
  • Must be able to define the nature of an equipment/structural problem based on limited information.

WORKING CONDITIONS:
Ability to adapt to changing environments. Environmental conditions will fluctuate as this position has activities that occur inside and outside. Individual will be exposed to extreme weather conditions including heat (above 100 degrees) and cold (below 32 degrees). Individual will also be subject to noise, hazards such as exposure to chemicals and moving vehicles, and atmospheric conditions such as fumes, dust, odors, etc.

SPECIAL REQUIREMENTS:
  • Must maintain THD record confidentiality according to HIPAA regulations.
  • Must be willing and able to perform job-related travel.
  • Completion of ICS 800 in addition to the standard ICS training.
