ESSENTIAL DUTIES AND RESPONSIBILITIES
- Review project estimates to create project schedule, project budget, procedures for accomplishing project, and work with estimating department to buy out project and develop project cost coding.
- Review project contract documents per established quality procedures.
- Arrange and facilitate pre-construction meetings and pre-install meetings with owner, architect, engineer, subcontractors, other prime contractors and other personnel key to the success of the project.
- Arrange and chair a project handoff meeting in accordance with corporate policy.
- Establish project objectives and performance standards within boundaries of corporate policy.
- Secure all appropriate permits, builder's risk insurance, and bonds for the project if required.
- Issue purchase orders and subcontracts to suppliers in accordance with corporate policy.
- Create and maintain job schedule and coordinate the scheduling of subcontractors and materials to ensure the on-time delivery of the project to the owner.
- Attend or conduct weekly job meetings, and if conducting issue meeting minutes within 24 hours.
- Approve all job invoices and update monthly job costs.
- Issue change orders and requests for information, review submittals, create and update submittal log.
- Monitor vendor performance and if necessary, perform site inspections to verify products at vendor location.
- Manage all financial aspects of project (including cost control, invoicing, cash flow, income/expenses, etc..) to protect the company’s interest and simultaneously maintain good relationships with client and suppliers.
- Maintain official project log and documentation files.
- Ensure that plans and specifications are properly maintained and updated. Ensure that project superintendent maintains and updates as-built drawings.
- Confer with project personnel to provide technical advice and to resolve problems.
- Inspect work performed to ensure quality craftsmanship.
- Work with safety director to ensure a safe work site for all personnel.
- Coordinate with project superintendent activities required of government regulatory agencies.
- Undertake all actions required to complete job closeout requirements.
- Arrange and chair a post job review meeting. Archive job cost studies and lessons learned.

SUPERVISORY RESPONSIBILITIES
- Supervise the project-specific actions of administrative personnel, entry-level project managers or co-ops assigned to said project.
- Assists in the supervision of Superintendents assigned to their projects.
- Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
- Other responsibilities could include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION and/or EXPERIENCE
Bachelor's degree (B. A/B. S.) from four-year college or university in a construction related field and five years related experience, or eight years related experience and/or training, or equivalent combination of education and experience.
