Our current portfolio consists of 16 shopping centers totaling over 2.3 million square feet of leasable area with a market value of over $600 Million.
This position requires that the candidate be California-based, preferably in the greater Los Angeles area. Most projects will be in California and, occasionally, Oregon and Washington. Some overnight travel will be required.
Responsibilities
- Guide commercial real estate projects through planning, design, permitting, construction, and occupancy to tenant grand opening.
- Oversee third-party design teams in preparing construction plans through plan checks and building permits.
- Coordination with utility companies, consultants, City staff, Building Departments, and inspectors.
- Bid projects to general contractors and administer the review and selection process
- Create, review, and track project schedules and budgets
- Oversee the performance of general contractors and their teams to ensure timely performance and compliance with project drawings.
- Administer construction contracts
- Prepare and coordinate construction contracts
- Confirm constructor insurance and licensing is proper and valid
- Review and approve contractor pay applications
- Review and comment on blueprints, schematics, and construction documents
- Review and comment on retail and restaurant tenant improvement plans
- Oversee value engineering of proposed construction plans
- Develop RFPs and the scope of work for capital improvement projects (e.g., roof replacements, painting, installation of grease interceptors, etc.). This includes bidding on the work.
- Coordinate and track landlord work required under new tenant leases
Qualifications
- Minimum 5 - 8 years of experience in commercial construction as a project manager
- Strong experience with retail ground-up, renovation, cap-ex, and tenant improvement projects
- Experienced in the management and coordination of contracts
- Proven ability to manage and direct general contractors, sub-contractors, and design teams (architects, engineers, designers, etc.).
- Ability to read and understand blueprints, schematics, and construction documents.
- Bachelor’s degree in project management or related field

- Attention to detail, ability to multi-task and prioritize workload
- Ability to establish and maintain rapport and interact with various levels of professionals
- Excellent written and verbal communication skills
- Willing to travel on the West Coast for specific projects (mostly CA – occasionally Oregon and Washington). Mostly day travel with some overnight stays.
- Must be proficient in Word, Excel, ProCore and Blue Beam
- Integrity, honesty, and high standards of personal conduct
