General Purpose of the Job Supervise and direct staff involved in maintaining facilities. Maintaining the facility in a clean, comfortable, and safe environment for participants and staff
Essential Duties and Responsibilities include the following. Other duties may be assigned.
- Acts as a working supervisor, with majority of time spent performing maintenance functions.
- Maintains a detailed understanding of the overall property.
- Inspects the building and property on a daily basis and performs routine preventative maintenance and immediately addressing safety issues.
- Conducts preventive maintenance on equipment to insure proper and safe operation.
- Ensures maintenance is scheduled in a timely manner and works closely with Manager to schedule and accomplish equipment and facility repairs.
- Maintains accurate records of maintenance work performed and inspects work in progress and upon completion for compliance to standard trade practices
- Responds to emergency maintenance repairs or assigns to another team member.
- Makes budget recommendations to the Director for all maintenance line items and assists the Director in controlling maintenance expenses.
- Orders and maintains proper inventory of building by ordering materials and supplies as required.
- Provides direction, guidance, and supervision to all maintenance staff at the property.
- Provides Director of Maintenance with written reports as to supply inventories, staff work schedules, etc.
- Responsible for preparing and implementing weekly maintenance staff work schedules, generates and prioritizes work orders.
- Provides training of maintenance staff to ensure proper performance of their functions, consistent with company policies, procedure and standards.
- Evaluates employees’ performance on a timely basis and recommends personnel actions, such as promotions, discharge, or disciplinary measures.
- Coordinates work performed by outside vendors.
- Ensures service contractors as scheduled for appropriate maintenance (cleaning service, exterminator, sprinklers, etc.).
- Removes snow and ice and keeps sidewalks clean and safe during inclement weather.
- Keeps and maintains accurate records as required by regulation or company operating protocols.
- Responsible for general upkeep of the building which includes, but is not limited to making sure that all common areas are in a clean and orderly state and the landscaping is up kept.
- Participates in coordination of projects (e.g. renovations).
- Ensures that all company maintenance policies and procedures are implemented at the property.
- Ensures that company standards for the performance of maintenance functions are consistently maintained.
- Issues each maintenance person his/her daily work assignments and is responsible for the tracking of these assignments to satisfactory completion.
- Assures facility is free of unsafe conditions that they conform to agency standards, and state and federal regulations
- Maintains daily timesheets on those he supervises.
- Performs other incidental and related duties as required and assigned.
Supervisory Responsibilities
Directly supervises employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Qualifications

Education and/or Experience
High school diploma or general education degree (GED) and three to five years related experience and/or training. Must have knowledge of and skill in two or more building trades.
Language Skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
Mathematical Skills
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Reasoning Ability
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Current valid NYS Drivers License

Must have knowledge of and skill in two or more building trades.

Salary : $21 - $22
