UDR, Inc. and its affiliated companies are seeking a Union Porter off to join our team at 10 Hanover Square, our apartment community located in New York, NY.
Starting pay rate is $21.58/hr per Union Guidelines for non-Union hires.
GENERAL SUMMARY OF DUTIES: Responsible for maintaining the physical condition of the community according to company operating and safety standards and ensure that service requests and repairs are made correctly and in a timely manner. Maintain leasing office, models, clubhouses and public and common interior areas of the community in a neat, clean and attractive condition.
SUPERVISION RECEIVED: Managed by the Community Director, Senior Community Director, or Lead Service Manager

Essential Functions
Knowledge of community machines and tools, including their designs, uses, repair, and maintenance. The ability to bend, stretch, twist, or reach with your body, arms, and/or legs. The ability to exert maximum muscle force to lift, push, pull, or carry objects. The ability to quickly and repeatedly adjust the controls of a machine or a vehicle to exact positions.
Demonstrated ability to understand and comprehend instructions. Immediately reports any mechanical or electrical equipment malfunctions, associate/resident/visitor injuries or accidents, or other safety issues to the supervisor. Ability to respond to questions or resolve resident, vendor, contractor or work scheduling issues. Ability to travel if required.
Ability to be pleasant with others on the job and displaying a good-natured, cooperative attitude. Ability to proactively recognize and implement superior customer service to internal and external customers.
TYPICAL PHYSICAL DEMANDS: Regular bending, stooping, walking and stretching. Must be able to push, pull, lift, carry or maneuver weights up to one hundred (100) pounds independently and two hundred and fifty (250) pounds with assistance. Requires eye-hand coordination and manual dexterity sufficient to operate mowers, blowers, saws, and other equipment. Sensory capability to detect odors and hear sounds necessary to detect, diagnose, and repair machinery. Requires normal range of eyesight. Ability to physically access exterior and interior parts of the community and amenities and be able to climb ladders and access small crawlspaces. Regular and consistent attendance on the job is an essential function.
TYPICAL WORKING CONDITIONS: Periodic exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. Flexible schedules with occasional evening and regular weekend work.

Essential Functions
- Maintain the overall appearance and cleanliness of the community by ensuring that amenities, building exteriors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, elevators, halls and common areas are free of debris, trash, graffiti and other items which affect the appearance of the community.
- Ensure that service requests and repairs are made correctly and in a timely manner.
- Maintain any outdoor, poolside or garden areas by cutting grass, edging borders, spreading ground cover or planting and maintaining flowers and plants. Remove snow from entry way and sidewalks.
- Provide proper upkeep of sidewalks, stairwells, driveways, parking lots/garages, water features, planters, boilers, elevators, hallways, and other grounds or tower features.
- Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory.
- Provide superior customer service to internal and external customers.
- Replace or report any lights that are not working. All deficiencies and or risk management safety issues are reported immediately.
- May deliver items to residents or assist with package pick-ups.
- Perform other duties as assigned or as necessary.

Education And Experience
- High School Diploma or its equivalent preferred.
- Minimum of one year of relevant experience.
- Must be an active member of the Union within 30 days of employment.
Salary : $22
