ESSENTIAL FUNCTIONS
- Communicate with other employees, vendors, management, and contractors to resolve any sanitation or building maintenance deficiencies. Receive and carry-out instructions.
- Operate a vehicle to pick up and deliver supplies (by assignment).
- Operate power-driven machinery, such as pressure washers, automatic scrubbers, vacuum sweepers, carpet shampoo machines, and buffers. Use common tools such as a hammer, screwdriver and/or ladder to make minor repairs. Paint classrooms and offices as instructed. Maintain equipment, materials, and supplies.
- Prioritizes work. Coordinate daily schedules with Facilities Coordinator.
- Basic electrical knowledge required. Ability to install and troubleshoot wiring, receptacles, conduit, lights, and breakers with knowledge of safety and codes.
- General plumbing knowledge of plumbing fixtures, such as the ability to flush valves, urinals, toilets, repair clean outs, unclog drains, etc.
- Basic HVAC and refrigeration systems maintenance. This function includes but is not limited to monthly inspections, filter changes, and preventative maintenance.
- Bacic carpentry to include but not limited to repair or build new metal and wood studs with sheetrock and/or brick and mortar. Repair sheetrock; be able to tape, float, texture, and paint. Repair carpet and flooring which includes tile and laminate.
- Daily repair, refurbish, and/or replace all maintenance issues throughout facility.
- Assist with the setup of facilities for meetings, classrooms, conferences, events, etc.
- Attend safety meetings and other related meetings. Take classes as required in cleaning methods and techniques, new products, First Aid, CPR, and other future job requirements.
- Must be able to work independently and with subcontractors; be flexible to accomplish all tasks assigned within a reasonable time frame.
- Landscaping-maintains all plants, bushes, grass, trees, and flowers includes sprinkler systems.
- Other duties as assigned.
Work Environment/Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to stand, walk, sit, and talk or hear. The employee is occasionally required to reach with hands and arms, stoop, and kneel. The employee must occasionally lift and/or move up to 80 pounds. Specific vision abilities required by this job include close vision, distance vision, and depth perception.

- Healthcare through the State of Tennessee. UETHDA pays 100% of the monthly premium for the Employee Only (estimated cost paid by UETHDA for the employee is over $600 per month ($7,200 annually). Additional insurance coverage is available but cost difference will be paid by the employee.

- Group Term Life Insurance for employee paid by UETHDA at 100% for coverage of 1.5 time the yearly wages
- Retirement Plan-Tennessee Consolidated Retirement System (TCRS). Eligible employees are required to contribute 5% of yearly wages (pre-tax basis to the defined TCRS plan). UETHDA contributes an amortized amount as determined by TCRS. Employees are vested upon 5 years of eligible service.
- Additional 401(K) and 457 Savings Plan also available without employer match.
Position Type/Expected Hours of Work
This is a full-time non-exempt position and is paid hourly. Typically, this position will be 37.5 hours per week, 52 weeks per year, working Monday through Friday 7:00 am to 3:30 pm.
Education and Experience
- High School diploma or GED.
- One year’s experience and knowledge in some combination of general building maintenance and repairs, carpentry, electrical and plumbing work.
- Facilities Maintenance or related certification highly preferred.
- Ability to lift a minimum of 50 pounds, sit, stand, stoop and generally be able to get on and off vehicles without assistance.
- Ability to do general carpentry, painting, and general maintenance.
- Ability to think and problem-solve creatively.
- Enjoy working independently and as part of a team.
- Proficient written and verbal communication.
- Valid Tennessee Driver's License, Proof of auto insurance, clean driving record and willing to travel the eight-county service area.
