Job Responsibilities
- Supervision of staff along with providing training and fostering of personnel development.
- Ensure quality management by coaching team members in accordance with HR processes and disciplinary actions.
- Maintain compliance with company safety training for all employees.
- Manage the development of operating and capital budgets for facility maintenance.
- Analyze utility metering and energy consumption to optimize operational costs as directed by management.
- Conduct inspections of mechanical spaces to identify and resolve issues.
- Perform maintenance tasks or standby duties as required.
- Review and implement preventative and predictive maintenance programs based on industry best practices and manufacturer recommendations.
- Maintain a comprehensive facility document library, including construction plans, equipment manuals, and compliance documentation.
- Formulate and conduct training on building systems and equipment for staff.
- Coordinate maintenance activities with external contractors to ensure effective operations.
- Oversee systems including Electrical, Fire Life Safety, Grounds, HVAC, Plumbing, and Safety.
- Communicate effectively and deliver exceptional customer service to tenants, clients, property management, and vendors.
- Develop specifications and scopes of work for maintenance repair contracts, ensuring effective administration and execution.
- Respond promptly to emergency situations (fire, evacuation, equipment failure) and address customer concerns.
- Maintain an inventory control program for parts and supplies procurement.
- Ensure compliance with all relevant state, city, and local laws pertaining to facility operations.
- Support the Facility Manager in various functions, including:
- Communicating repair urgency.
- Preparing budget estimates.
- Reviewing scope of work documents.
- Managing the bidding process.
- Monitoring construction processes for compliance.
- Performing final inspections and expediting corrective actions.
- Engage with all leaders and stakeholders.
- Engage with all employees organizationally as needed.
- Engage with customers and clients.
- Minimum of 3 to 5 years of experience in facility management or a related field.
- In-depth knowledge of HVAC, mechanical, and electrical systems.
- Strong leadership and team development skills.
- Excellent troubleshooting and problem-solving abilities.
- Proficiency in planning, organizing, and prioritizing work effectively.
- Proficient in Microsoft Office Suite and technical documentation.
- EPA 608 Universal Certification is required.
- Preferred qualifications may include an Associate's Degree in Engineering, Engineering Technology, Electrical, HVAC, or a related field; OSHA 10 certification; and a Weekly Fire Pump Test Certificate.
- The role requires the ability to lift up to 50 pounds, climb ladders, and perform physical labor related to maintenance tasks.
- The work environment may be moderately to loudly noisy with potential exposure to moving mechanical parts and electrical hazards.
- Occasional exposure to wet and humid conditions, as well as high, precarious places and various outdoor weather conditions.
