Job Responsibilities
- Troubleshoot HVAC equipment and controls to identify problems and perform necessary repairs.
- Conduct ongoing maintenance of HVAC equipment as part of the facility's preventive maintenance program.
- Install ductwork, refrigeration piping, air conditioning units, and exhaust equipment.
- Operate, maintain, and log all HVAC and MEP equipment under the direction of the supervisor.
- Respond to tenant service requests and build positive tenant relationships through prompt and courteous responses.
- Carry out preventive maintenance and repairs on HVAC equipment such as plumbing and electrical systems as directed by the supervisor.
- Maintain computerized or manual logs detailing preventive work performed on equipment.
- Assist in inventory management by helping order stock and maintain supplies.
- Respond promptly to emergency situations and client concerns.
- Review tenant and client improvement plans and inspect active construction areas for compliance with building rules and regulations.
- Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions and report to management.
- Perform minor repairs on doors, hardware, locks, windows, ceilings, and floors.
- Troubleshoot and make recommendations to improve maintenance operations and implement savings opportunities.
- Comply with all applicable codes, regulations, governmental agency directives, and company policies related to building operations and practice safe work habits.
- Daily communication with property management, engineering staff, security, tenants, and contractors/vendors is essential.
- Perform other related duties as assigned such as snow removal, assisting other tradesmen, and emergency repairs.
- Completes work in accordance with UG2's Standard Operating Procedures and Work Instructions.

- Minimum of five years of experience as a maintenance technician in a commercial/industrial/higher education facility.
- Familiarity with HVAC and electrical codes.
- Ability to plan and organize work.
- Proficiency in brazing, soldering, and welding.
- HVAC License a plus.
- Mechanical and electrical aptitude with large tonnage HVAC equipment.
- Must be able to change refrigeration compressors, service cooling towers, rebuild or replace large centrifugal pumps, service & repair VAV boxes, troubleshoot and repair energy management controls and programming.
- Must be able to work varying shifts, weekends and holidays as needed.
- The role requires the ability to lift up to 50 pounds, climb ladders, work in tight spaces, and perform physical labor related to maintenance and repair.
- The noise level in the work environment is usually moderate to loud.
- Possible frequent exposure to moving mechanical parts and risk of electrical shock. Occasional exposure to wet and/or humid conditions; high, precarious places and outside weather conditions.
