THE IMPACT YOU CAN HAVE:
The Manager, Lease Accounting & Property Administration will be responsible for developing the Lease Administration Team strategy to execute the work of the Department, increasing the visibility and contribution of the Department to the overall Company and leading all aspects of Ulta Beauty’s Lease Administration team. As part of the Accounting Team, this individual will focus on leading a team of six lease administrators/staff accountants and accounting for all lease transactions under ASC 842 accounting guidance.
This position will be responsible to develop process and strategies for performance and management of the work associated with the growing number of operating stores, (ii) improve overall efficiency and effectiveness of the team and proactively seek out ways to add value to the overall department; (iii) ensure data integrity and improve functionality of Tango software and relevant lease information; (iv) develop the talent on the team and overall lease administration and lease accounting needs of the Company.
This role requires a technical accounting and functional expert who is a highly organized, analytical and collaborative leader that can contribute to the Company’s strategic imperatives. The successful candidate must be able to develop and implement strategies for lease accounting and related lease administration, effectively plan and direct work flow, read and interpret retail, office and distribution center leases and improve the effectiveness of an existing Lease Administration team.
YOU'LL ACCOMPLISH THESE GOALS BY:
- Apply ASC 842 accounting guidance for all lease transactions
- Responsible for the annual budget and monthly forecasts for rent, real estate tax, and common area maintenance for all locations.
- Responsible for landlord allowances, deferred rent, rent holiday, and lease option accounting in accordance with generally accepted accounting principles including the latest lease accounting guidance, and ensure proper technical compliance, as well as proper internal control compliance in accordance with SOX documentation.
- Collaborate within Accounting and with Legal, Repairs & Maintenance, Store Operations, and Financial Planning & Analysis teams and lead with an enterprise-wide perspective on accounting and lease related developments.
- Lead and thoughtfully plan and direct the execution of all lease administration work for a growing 1,400 lease portfolio.
- Develop and execute strategy for annual CAM Reconciliations for all leases focused on ensuring maximum return.
- Lead expanded utilization of Tango software (collaborate with Legal and Growth & Development on same).
- Manage, coach and mentor the Lease Administration team to ensure all projects and analysis are accurate and timely.
REQUIREMENTS FOR CONSIDERATION:
- 5-7 Years in of progressive accounting and supervisory experience, real estate experience is a plus
- Bachelor’s degree in Accounting is required
- CPA (Certified Public Accountant) license required
- Lease administration and accounting background, with responsibility for enforcing lease rights and appropriately recording deferred rent adjustments.
- Experience with budgeting and operational financial processes, business process improvement, and SOX internal controls
- Excellent written and oral communication skills, maturity in judgment and managing difficult situations with outside business partners.
- Demonstrated success as a strategic, creative, and collaborative leader
- Ability to manage large volume of work with shifting priorities
- Ability to manage, develop, coach and mentor staff
- Strong analytical and advanced lease interpretation skills
- Independent decision-making capability and solid business judgment
- Excellent computer literacy and advanced Microsoft Excel skills
- Experience with S4/HANA is a plus
- Experience with leasing software, preferably Tango software is a plus
This is a hybrid role that requires six (6) days per month in Bolingbrook, IL.
