Job Summary :
The Construction Estimator is responsible for preparing accurate and effective cost estimates, budgets, and project start-up documentation to support company goals and profitability. This role involves analyzing project requirements, coordinating with subcontractors and suppliers, and ensuring competitive and compliant bid submissions.
Key Responsibilities :
- Maintain up-to-date knowledge of industry practices, materials, labor costs, and construction systems relevant to company projects.
- Utilize and maintain proficiency in the company's computer-aided estimating system to create detailed breakdowns of material and labor costs.
- Research and analyze local labor and vendor markets to ensure accurate cost projections.
- Develop and maintain strong subcontractor relationships in collaboration with the Director of Estimating Services.
- Obtain and review bid documents to estimate direct and subcontracted work.
- Notify subcontractors of upcoming bids through advertising, direct outreach, and invitations.
- Organize and maintain bid files for pre-bid, bid, and post-bid documentation.
- Review project plans, specifications, and site conditions to ensure accurate estimating and identify potential challenges.
- Conduct site visits to assess special conditions and discrepancies in bid documents.
- Communicate with architects, engineers, and owners for bid document clarifications, documenting responses for internal reference.
- Develop detailed scope of work documents for subcontractor trades and distribute upon approval.
- Prepare cost estimates for general requirements, job overhead, direct work, and potential subcontractor scope discrepancies.
- Compare and analyze bid-day subcontractor proposals for accuracy and competitiveness.
- Assemble and review all bid-day spreadsheets, supporting documents, and final bid forms.
- Ensure all bid exclusions are properly documented and included in the final bid submission.
- Periodically visit active jobsites to verify adherence to estimated production rates and budget assumptions.
