UCT is looking for a talented Senior Director, Construction Management to join us in Remotely!
Position Description: The Senior Director of Construction Project Management serves as the principal company representative for one or more projects during the pre-construction and construction phases. This role is responsible for the administrative and technical management of projects, supervising all activities related to contract administration, change orders, submittals, procurement, schedule, and budget. The Senior Director has broad authority to act on behalf of the company, including committing the company to cost and schedule matters in accordance with the Expenditure Approval Authority Guidelines. This position serves as the main point of contact with the General Contractor, Architect, and Engineer for project-related matters. The Senior Director is also responsible for directing and leading all subordinate staff on the project and mentoring them to their fullest potential.
Duties and Responsibilities:
- Develop and implement all elements of the project execution plan, including tracking and managing project budgets, negotiating and awarding work, and ensuring projects stay on budget and schedule.
- Assist with pre-development, design coordination, and project development through delivery.
- Prepare and maintain project performance metrics, including pre-development and development budgets.
- Act as a substitute for the Director/VP in administrative matters when they are unavailable. Maintain mutually beneficial relationships with architects, engineers, general contractors, suppliers, and all parties involved in the project's success.
- Obtain building permits and special permits for site improvements, except for permits to be obtained by contractors or subcontractors. Monitor and administer all building documents, plans, specifications, and permit revisions. Manage all architects, engineers, designers, contractors, and consultants related to the project's design.
- Have thorough knowledge of the company's contract with the General Contractor and each contract or purchase order with all other parties involved in the project's preconstruction or construction phases.
- Assist Accounting in setting up the project accounting system, preparing bank draws and requests, and conducting monthly meetings with the bank inspector to review monthly draw applications.
- Review payment requisitions and draws, prepare change orders, and conduct thorough reviews with the General Contractor, architects, and consultants for all soft costs related to the project. Develop a schedule of values and structure draws/payments to fairly represent the company's interests for work in place and on time. Make financial projections for the project.
- Stay informed about current project issues and understand their implications.
- Be prepared to address unforeseen events that require action not previously planned or envisioned.
- Know the contract, scope, and other contract documents. Apply experience and intuition to develop projections.
- Ensure all materials and installed items are on-site according to the project schedule and sequence of work. Ensure timely completion of all submittals. Monitor delivery schedules and take action if items are out of sequence. Review and assess General Contractor claims and manage disputes.
- Review and negotiate change orders with the General Contractor and subcontractors. Have thorough knowledge of the prime contract and all applicable subcontracts. Monitor the impact of change orders on the project's cost and timeline.
- Provide general administrative and technical leadership for the project. Maintain all project records to support ongoing project activity and facilitate closeout. Ensure all reports are submitted timely and accurately. Oversee the security of all required permits, verify insurance coverage for the General Contractor, subcontractors, and suppliers, and ensure compliance with all local codes and regulations. Serve as the communication and information center for the project. Ensure all relevant parties are informed about matters affecting their work.
- Schedule and/or facilitate various project meetings to coordinate work effectively. Have thorough knowledge of all major project issues and priorities.
- Keep company leadership informed about the project's progress and any issues that might affect the schedule, budget, or status.
- Monitor tenant upgrade options, conduct walkthrough inspections, and coordinate the completion of punch lists.
- Close out the project by finalizing outstanding issues (change orders, claims, etc.) with the General Contractor and subcontractors/vendors. Authorize final payments to all involved parties.
Skills Required:
- Extensive experience in commercial construction.
- Preferred experience as a consultant, construction administrator, architect, or owner's representative.
- Bachelor's or Master's degree in a relevant field.
- Minimum of 10 years of relevant experience.
