What are the responsibilities and job description for the Construction Manager position at Unified Business Technologies?
The project is located at George Washington Memorial Parkway in Virginia, Maryland, and Washington DC. The work includes bridge preservation work of 26 bridges along the George Washington Memorial Parkway, Spout Run Parkway, and Clara Barton Parkway, and pavement preservation work on 33 NPS road and parking assets. Although this work is in a park setting, traffic volumes on the respective parkways are very high, and surrounded by urban and suburban development.
This task order will provide CMR services to ensure the construction contractor's Quality Control Plan is in place and functioning properly to include observation of daily construction activities. The CMR firm shall provide technical assistance and support to the COR during construction such as : conducting meetings, reviewing submittals, reviewing requests for information, drafting correspondence, preparing cost estimates, reviewing payroll, completing both daily and weekly reports and photographic documentation of work in progress. Ultimately, the CMR firm is responsible for assisting the Government with Quality Assurance (as described in specification section 01-40-00), and the General Contractor is responsible for Quality Control and other duties listed in the contract and construction specifications and drawings. All work shall be performed under a single contract.
All work performed on NPS Projects shall be undertaken with the utmost care to ensure the respect and preservation of natural and cultural resources. All work shall proceed in a manner that will minimize disruption of on-going NPS operations and facility maintenance activities within the park. The CMR is responsible for coordinating the contractor's construction efforts with the park staff's daily operations.
- One (1) CMR (mid-February 2025 to February 2026) and one (1) Inspector (mid-March 2025 to February 2026) shall be full time and on-site during construction activities - estimated at 40 hours / week.
- A second Inspector shall be provided for a 3-month duration supporting night-time pavement preservation work (specific timeframe to be identified once construction contractor schedule is received / confirmed).
- One (1) CMR and one Inspector shall be part time supporting contract closeout in the February 2026 to April 2026 timeframe - estimated at 80 hours total for the CMR and 40 hours total for the Inspector.
