The Facilities Maintenance Supervisor, under limited supervision, performs managerial and technical work for Union County Facilities Management Division. Conducts routine, periodic, or special inspections to determine repair and maintenance work necessary to prevent breakdowns of facilities, and equipment.  Work involves planning, implementing, coordinating, and managing the day-to-day field operations of the Facilities Maintenance Division, assisting in the preparation of the division's budget and supervising employees. Employee must exercise initiative and independent judgment in completing tasks. The employee must also exercise tact, courtesy, and firmness in frequent contact with County employees, outside vendors, other agencies and the general public while working to achieve division goals and objectives. Customer Service is of the utmost importance.  Enhances facilities and organizations reputation by accepting ownership of new and different requests and exploring opportunities to add value to job accomplishments.
Participates in and coordinates staff selection, training, performance appraisals, counseling and disciplinary actions, and other personnel matters.

Works with the Facilities Manager to determine goals and objectives for the division; develops and maintains a monitoring method to ensure team effectiveness and success.

Ensures employees maintain the necessary level of training and/or certification to perform position responsibilities.

Ensures systems are maintained and operated in accordance with state/EPA and safety (OSHA) guidelines and specifications.

Participates in the development and administration of the division's budget; forecasts funds needed for staffing, equipment, materials and supplies; monitors expenditures; prepares bid specifications for equipment and supplies.

Monitors and evaluates the efficiency, effectiveness, and responsiveness of operational methods and procedures involving maintenance, repair, and construction programs; reviews service and staffing levels of work orders.

Responsible for contract administration and inspection of maintenance projects.

Checks subordinates work for thoroughness; coordinates work with other divisions, departments, outside agencies and/or organizations.

Reviews capital improvements and construction plans, provides input related to future maintenance activities; makes technical changes as necessary.

Provides management and oversight of maintenance service contract administration.

Performs other related duties as assigned.

MINIMUM QUALIFICATIONS

Education and Experience: 

Associate's Degree from an accredited university, and five (5) years of experience; or equivalent combination of education and experience.   


Licenses or Certifications: 

Must have a valid Driver's License and maintain a safe driving history as defined by the Union County Vehicle Use Policy.   


CPR and First Aid certifications preferred.   


Special Requirements:  

Must be able to work flexible hours and weekend rotations.



PHYSICAL DEMANDS

Must be physically able to operate a motor vehicle. Must be able to exert up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 25 pounds of force constantly to move objects. Requires the ability to maintain body equilibrium when bending, stooping, crouching, climbing, reaching and/or stretching arms, legs or other parts of body to grasp, push, pull or otherwise move objects. Physical requirements are for Heavy Work.

Salary : $83,731 - $125,596
