THIS IS A NEIGHBORHOOD HEALTH CENTER POSITION
The Manager of General Maintenance is responsible for planning, directing, and overseeing the Repairs & Maintenance department at the Health Center(s) and the Culinary Health Fund. This role involves ensuring that all building components within the facilities are maintained in optimal working condition, which includes grounds maintenance, as well as the upkeep of mechanical and fire/life safety systems. This role will be accountable for the effective operation of building assets valued at over $200 million, ensuring they function correctly, efficiently, and safely. Additionally, this position will oversee maintenance shared services across various properties.

Work Schedule (may vary to meet business needs): Monday~Friday, 7.5 hours per day (37.5 hours per week) as an onsite position in our Las Vegas health center locations.

Responsibilities
ESSENTIAL JOB FUNCTIONS AND DUTIES Manager Responsibilities:
- Supervise and mentor assigned personnel to high performance including training, career development, workforce planning, performance evaluation
- Analyzes problems, identifies, and develops alternative solutions, projects consequences of proposed actions, and implements recommendation/solutions
- Recommends hires and promotions, directs, and evaluates employment decisions for all assigned positions
- Assists with developing and coordinating programs, policies, and procedures
- Responsible for the oversight of continued employee training requirements, safety, and quality initiatives
- Oversee and perform routine maintenance to include painting, mechanical, minor electrical, plumbing, and other tasks as assigned
- Oversee and perform preventative maintenance and routine safety inspections & work
- Co-chair on the facility safety committee and response to facilities emergencies as a part of the Emergency Response Team
- Ensure compliance with healthcare-related safety codes, OSHA regulations, fire safety, infection control and any other applicable regulatory requirements
- Participate in emergency preparedness planning
- Manage service contracts to include request for proposal & vendor contracting process
- Liaison with vendors, public utility, environmental, city or county and energy agencies
- Coordinate work with contracted entities to include scheduling and securing areas of work
- Source supplies and material and maintain tool inventory
- Recommend and maintain cost-effective maintenance solutions, participate in budget planning
- Maintain the work area and equipment inventory in a clean and orderly condition and follow prescribed safety regulations when working with equipment and tools
- Attend staff meetings or other company sponsored and mandated meetings as required
- Oversee special projects; coordination of material procurement, staffing adjustments and scheduling
- Ability to read plans and make interpretations to methodically complete the work assigned
- 13 years of related general maintenance experience
- 3 ~ 5 years of department management experience
- Must have practical knowledge in the areas of general building maintenance techniques, mechanical systems, cooling tower, heat pumps/HVAC, mini-split air conditioning systems, plumbing, electrical systems, carpentry, and painting techniques
- Ability to oversee work and staff to complete tasks, as well as the ability to offer after-hours availability
- Multi-site experience, preferred
- Bachelor’s Degree or equivalent work experience
- 25% ~ 50% Frequent travel, primarily within the Las Vegas area and between all properties managed
- Preferred fluency (speak and write) in Spanish
- Required: OSHA 10 or ability to obtain within 12 months
- Preferred: OSHA 30 or ability to obtain within 12 months

Salary : $72,600 - $90,800
