Trinity Community at Beavercreek The Maintenance Technician is responsible for performing work involving the skills of two or more maintenance or craft occupations to keep machines, mechanical equipment, or the structure of an establishment in repair. Duties may involve pipe fitting, boiler making, insulating, welding, machining, carpentry, repairing electrical or mechanical equipment, installing, aligning, and balancing new equipment and repairing buildings, floors or stairs.Essential Functions Statement(s)
- Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices
- Performs routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate
- Inspects, operates, or tests machinery or equipment to diagnose machine malfunctions
- Diagnoses mechanical problems and determines how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary
- Assembles, installs, or repairs wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment
- Inspects drives, motors, and belts, checks fluid levels, replaces filters, or performs routine maintenance actions, following checklists
- Cleans or lubricates shafts, bearings, gears, or other parts of machinery
- Adjusts functional parts of devices or control instruments, using hand tools, levels, plumb bobs, or straightedges
- Repairs or replaces defective equipment parts, using hand tools and power tools, and reassembles equipment
- Records type and cost of maintenance or repair work
- Maintains and repairs specialized equipment and machinery
- Dismantles devices to access and removes defective parts, using hoists, cranes, hand tools, and power tools
- Plans and lays out repair work, using diagrams, drawings, blueprints, maintenance manuals, or schematic diagrams
- Operates cutting torches or welding equipment to cut or join metal parts
- Paints or repairs roofs, windows, doors, floors, woodwork, plaster, drywall, or other parts of building structures
- Provides grounds keeping services, such as landscaping and snow removal, as needed
- Performs general cleaning of buildings or properties
- Tests and treats water supply, as needed
- Sets up and operates machine tools to repair or fabricate machine parts, jigs, fixtures, or tools
- Aligns and balances new equipment after installation
- Inspect used parts to determine changes in dimensional requirements using appropriate measuring instruments
- Assists in training maintenance personnel and subcontractors
- Fabricates or repairs counters, benches, partitions, or other wooden structures, such as sheds or outbuildings
- Grinds and reseats valves using appropriate tools
- Lays brick to repair or maintain buildings, walls, arches, or other structures
- Assembles boilers at installation sites, using tools such as levels, plumb bobs, hammers, torches, or other hand tools
- Performs routine maintenance on boilers, such as replacing burners or hoses, installing replacement parts, or reinforcing structural weaknesses to ensure optimal boiler efficiency
- Installs equipment to improve the energy or operational efficiency of residential or commercial buildings
- Positions, attaches, or blows insulating materials to prevent energy losses from buildings, pipes, or other structures or objects
- Responsible for the inventory, management and oversight of supplies, equipment and records
- In addition to regular work schedule must be available for on-call duty
- Performs all other duties as assigned or directed

Skills & Abilities
- Education: High School Graduate or General Education Degree (GED): Required
- Experience: A proven and demonstrated history of three (3) or more years in a similar position within the maintenance field
- Computer Skills: Must possess basic computer skills
- Certifications & Licenses: Must possess a valid driver's license; Technical certificates in mechanical, electrical, carpentry or HVAC preferred; Must obtain and maintain mandatory, state and federal requirements and certifications for practice or occupation
- Other Requirements: Must be available for on-call duty; Must be able to read, write, understand and speak the English language; Must be able to work with elderly residents, families, other health care staff members and outside vendors; Must be able to adhere to all terms and conditions set forth in the United Church Homes Employee Handbook
