What are the responsibilities and job description for the Mortgage Loan Processor III position at UNITED COMMUNITY BANK?
SUMMARY
The Processor provides support to the MLO and prepares the file for underwriting and closing. The Processor will review the file for compliance with program guidelines, regulatory compliance and required documentation. The Processor will order services, request documentation from borrowers, employers, depositories, etc., submit the file to underwriting, gather and clear conditions, and assist the MLO in coordinating the closing with the borrower and settlement agent. The Processor will communicate with the borrower, realtor/builder, insurance agency, attorney, employer and depository regarding routine maters associated with the mortgage process. The Processor will not communicate with the borrowers concerning interest rates, fees, or qualification of the borrower for the loan product selected.
EDUCATION AND EXPERIENCE REQUIREMENTS
- One to two years of real estate lending experience with mortgage agency lending (FNMA, FHLMC, FHA, VA) required
- Ability to manage a pipeline of 25 to 30 loans and exceeds 16 closed loans per month
- Knowledge of guidelines for qualification for secondary market mortgages
- Excellent keyboarding skills
- Proficient in Microsoft Office programs, computer applications and systems, and standard office equipment
- Demonstrated ability to efficiently coordinate and communicate with various stakeholders such as originators, underwriters, appraisers, and customers.
JOB FUNCTIONS
- Review applications and initial loan documentation for compliance and accuracy
- Proficiency in working with loans through various systems (automated underwriting, pricing engine, etc.)
- Key complete loan in system and submit to automated underwriting
- Set up file and order necessary documentation including appraisals, income and asset information, etc.
- Verify address, legal, flood, mortgage insurance, fees, disclosure, compliance, credit worthiness and score, income, assets, collateral information, etc.
- Monitor processing time, order dates, rate expirations, third party provider services
- Review all documentation as received for accuracy, appropriate signatures and dates, information, etc.
- Analyze income, credit, ratios, etc. for qualification
- Update computer system with all verifications
- Submit completely processed packages for underwriting
- Work to clear pending conditions by communicating with borrowers, attorneys, insurance companies, mortgage loan officers and other parties as necessary to prepare files for underwriting and clear loans to close in a timely manner.
- Maintain current accurate pipeline and monitor status of all loans
- Assist originators in maintaining production and developing relationships
- Maintain working knowledge of programs, guidelines, and operations
- Assist with training new processors. Assist other processors as necessary
- Help pinpoint potential processing problems and work toward solutions
- Assist with implementation of any new guidelines, changes, etc.
