Directs workers in electrical, electronic, mechanical, hydraulic, and pneumatic maintenance and repair of machinery and equipment.
Assists workers in diagnosing malfunctions in machinery and equipment;
Directs workers engaged in dismantling, assembling, and installing industrial machinery; Requisitions and keeps supply of spare parts.
Interprets company policies to workers and enforces safety regulations;
Interprets specifications, blueprints, and job orders to workers, and assigns duties.Establishes or adjusts work procedures to meet production schedules.Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.
Analyzes and resolves work problems or assists workers in solving work problems.Initiates or suggests plans to motivate workers to achieve work goals.Confers with other supervisors to coordinate activities of individual departments.
Performs activities of workers supervised.
Directs maintenance activities on utility systems to provide continuous supply of heat, steam, electric power, as, or air required for operations.
Develops preventive maintenance program in conjunction with maintenance staff.
Directs workers engaged in painting and performing structural, repairs to masonry, woodwork, and furnishings of buildings,Directs workers engaged in janitorial functions such as blowing down lint from building and equipment. Also sweeping floors, cleans restrooms, etc.
Directly supervises up to 10 employees in the maintenance and janitorial departments. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Assists in the development of and maintaining of the maintenance budget.

Training of maintenance employees.
- Cross-train all mechanics in more than one functional skill
- Conduct performance reviews yearly for all positions that report to you
- Enforce proper conduct of all maintenance employees and disciplinary measures carried out when required
Secure bids from outside contractors, and the purchase of maintenance supplies, tools, materials, and utilities in the absence of the Maintenance Manager
- Secure at least two bids with the approval of the Plant Manager
Maintain the efficient operation and maintenance of boiler room to provide continuing supply of heat, steam, compressed air, hot water and soft water.
- Maintain soft water at O grains of hardness
- No interruption of service will occur in the year
- Power plant operating costs are at or below budget goal
- Maintain boiler room operating records in complete and accurate form; steam, water meter, water softener readings daily
Maintain a preventive maintenance program which properly balances maintenance cost against downtime.
- Keep current all proper records for verification
Ensure that maintenance employees accomplish a repair quality consistent with manufacturers specifications and/or acceptable engineering practices.
- Less than 5% rework on a machine
Evaluate proper work priorities.
Coordinate maintenance activity with production ability to permit scheduled maintenance on equipment.
Building maintenance to maintain its value as a Company asset and its ability as a plant.
- No obvious controllable deterioration in building value or utility exists without corrective action initiated
Safe operation of the maintenance department. Foster a high degree of safety among all employees and to ensure proper installation and maintenance of safety devices on all equipment and building.
- All employees observe Company and Federal safety regulations and encourage good work habits where no penalties will be incurred by the

- No report relating to improper safety clothing or equipment not worn when prescribed
- No defective safety devices are found during monthly inspection and all defective equipment that could cause an accident is immediately repaired
- Support the Company safety committee
Administer all functions relating to employees, maintenance records, billing, parts inventory.
- Timely, accurate and complete records kept for all maintenance employees, machines, and preventive records
Self-development to improve management effectiveness.
- Personal self-development program is undertaken in a substantial form (in-company training, school, etc.)
Comply with all laws, regulations and Company policies in fulfilling his/her responsibility.
- No financial liability will be incurred as a result of noncompliance
Support H.R. department in the recruitment, selection, hiring and termination of competent people for the maintenance department.
Assists in developing and maintaining a "Key Parts Inventory" to minimize delays in securing difficult-to-obtain parts.
Keep a proper level of housekeeping within the maintenance department.
Fill in for Maintenance Manager as needed.
