Status: Full – Time, 40 hours per week

(Position is responsible for units in the greater Grand Rapids area. Travel required.)
What you’ll do
The Maintenance & Janitorial Technician will be performing routine cleaning tasks, general maintenance, and repairs to ensure a pleasant and well-maintained environment for residents, families, team members and visitors.
Community Maintenance
- Clean, inspect, and complete final walk-through of renovated apartments to prepare them for new tenants • Keep building and common areas clean and tidy through daily tasks like vacuuming, mopping, and dusting.
- Regular rounds to check equipment and ensure equipment is available and functioning.
- Set up and manage a preventative maintenance program.
- Perform exterior building inspection for safety and property standards.
- Required to be on-call for after-hours emergencies
Janitorial
- Clean, inspect, and complete final walk-through of renovated apartments to prepare them for new tenants
- Keep building and common areas clean and tidy through daily tasks like vacuuming, mopping, and dusting.
Documentation & Compliance
- Manage maintenance and cleaning supplies for the property.
- Purchasing maintenance and housekeeping supplies needed for property.
- Participates in inspections by authorized government agencies (health department and HUD physical inspections).
- Complete additional tasks assigned by the Property Manager.
- Request quotes for contractual services to ensure cost-effectiveness and quality following companies practices.

What it takes
- High school diploma or equivalent
- Minimum of three (3) years’ experience in maintenance or property management required
- Familiarity with various mechanical, electrical, and plumbing systems, as well as building codes and safety regulations, is necessary.
- Experience with repair and equipment installation.
- Must possess a valid unrestricted state of Michigan driver's license.
- Position requires travel to various communities and being available for on-call duties.
- Position requires the ability to lift and move objects weighting up to 35 pounds without assistance
