We are seeking a dedicated and detail-oriented Maintenance Director to manage the daily operations and upkeep of the lake pump systems, the irrigation Sentinel and Watertronics systems, the street lighting, the lake level prediction model, and other technical capital in the community through our current vendors. This role involves overseeing the maintenance of equipment, performing preventative care, managing vendor relationships, and developing strategic plans for technical systems. The ideal candidate will ensure the level and health of the lake, the efficient functioning of irrigation systems, and the proper operation of all related equipment. Regular property inspections and collaboration with vendors are essential to address any maintenance issues and ensure the overall upkeep of the facilities.


This position will work with and report to the property manager, who oversees all aspects of the community and its assets.


What Winning Looks Like:


  • Develop a comprehensive asset list from the Reserve Study augmented by personal inspection.
  • Develop a PM (Preventative Maintenance) program and use a software program to ensure that program is being followed by all vendors.
  • Providing technical support and overseeing the property’s maintenance.
  • Monitor and predict lake levels through already developed predictive models.
  • Perform regular inspections and maintenance of lake equipment, including pumps, aerators, fountains, and irrigation systems, to ensure efficient operation and water flow.
  • Oversee irrigation control systems such as pumps, valves, and water monitoring equipment to ensure proper water flow and levels. Work with a landscaping company for complete and best use of these systems.
  • Perform opening and closing of irrigation canals and systems and coordinate the necessary operations to regulate water use.
  • Respond to system faults and troubleshoot mechanical issues with pumps, filtration systems, and irrigation systems to minimize downtime and ensure consistent lake operations.
  • Record and document overall pump performance, repairs, and maintenance activities to ensure proper reporting and compliance with operational standards.
  • Collaborate with maintenance teams and external contractors for complex repairs and upgrades.
  • Develop and implement a pump management strategic plan, including maintenance schedules and long-term planning for system upgrades or replacements.
  • Maintain irrigation control systems such as HOBO units, Sentinel Systems, and Watertronics to monitor level, flow rates, pressure, and overall system health.
  • Perform biweekly property inspections, identifying and addressing issues such as broken fences, damaged lamps, graffiti on signs, and poor vendor maintenance.
  • Coordinate with vendors to repair or maintain guardhouses, clubhouses, park equipment, and other assets.
  • Establish facility standards and other property features, ensuring a high standard of upkeep.
  • Oversee the condition and functionality of the clubhouse, including monitoring thermostat settings and resolving any temperature regulation issues.
  • Ensure that pool facilities are maintained properly, addressing any problems promptly and coordinating necessary repairs.
  • Document and report all maintenance activities, equipment statuses, water quality tests, system performance and vendor interactions, providing updates to management.
  • Ensure compliance with safety protocols and property standards during all maintenance activities and vendor collaborations.

Skills Needed To Win:


  • Experience with pumps and control systems. Specific experiences with irrigation and lake controls are a plus.
  • Problem-solving skills and attention to detail for identifying issues and proposing effective solutions.
  • Physical ability to work outdoors in various weather conditions and ability to inspect equipment, including a 20-foot/350-gallon tank (e.g., ability to climb safely to hatch).
  • Strong attention to detail and ability to work both independently and within a team.
  • Excellent organizational and communication skills to manage vendor relationships and document maintenance activities.
  • Ability to communicate with regulators within Fresno County.

Education and Experience:


  • Experience in working with pumps, motors, motor starters, relays, and control systems.
  • Overall property maintenance experience.
  • Ability to effectively communicate and motivate vendors

The range for this role considers a wide range of factors in making compensation decisions, including but not limited to skill sets, experience, training, licensure, certification, and other business and organizational needs.
