Duties and Responsibilities:
- Maintenance: Schedule and perform routine preventive maintenance. Diagnose and repair electrical, plumbing, HVAC, appliances, stairs, gates, flooring, lighting, locks, ceilings, walls, and pool areas.
- Coordination: Inspect and coordinate make-ready repairs, assist staff to meet deadlines, and report major repairs and supply needs while adhering to budget.
- Physical Tasks: Move heavy appliances/equipment as needed. Maintain clean grounds by raking, sweeping, shoveling, power washing, and picking up trash and pet waste.
- Additional Duties: Perform other tasks as assigned by supervisors.
- Hand Tools: Wrenches, hammers, saws, etc.
- Power Tools: Grinders, drills, saws, etc.
- Aids: Wheelbarrows, dollies, ladders, etc.
- Mechanical Equipment: Motors, pumps, compressors, etc.
- Measuring Devices: Tape measures, voltmeters, gauges, etc.
- Activity: Constant standing, bending, climbing, pushing/pulling, reaching, gripping, handling tools, and writing reports.
- Lifting/Carrying:
- Over 150 lbs.: Rarely
- 75-150 lbs.: Occasionally
- 25-75 lbs.: Frequently
- 1-25 lbs.: Constantly
- Note: Assistance available for heavy items (e.g., appliances, sofas).
Competitive base pay plus quarterly bonuses based on the performance of the property.
