Job Summary
The Property Manager is fully accountable for all day-to-day property operations in compliance with company policies and procedures. This role involves managing, supervising, and developing all direct reports, enhancing the property's value, and achieving stated financial results and operating objectives.

Duties & Responsibilities
Personal

Supervisory
- Hire, train, supervise, develop, and terminate site-level employees per company policies and Regional Property Manager directives.
- Conduct performance evaluations for supervised employees.
Financial
- Understand and operate the property to achieve financial goals.
- Maintain accurate records of all community transactions and submit them timely (e.g., rent rolls, delinquency reports, move-ins/move-outs).
- Prepare annual budgets and income projections accurately and promptly with support from the Regional Property Manager.
- Ensure timely collection, posting, and depositing of rents and fees in compliance with company policies.
- Handle legal actions and documents per State and company guidelines.
- Maintain vendor/contractor communications regarding scheduling, billing, and certificates of insurance.
- Submit A/P invoices for payment and approval to meet deadlines.
Operational
- Develop and implement procedures and systems within company guidelines to ensure efficient workflow.
- Ensure all leases and corresponding paperwork are accurately completed, entered into the property software, and properly filed on time.
- Maintain accurate and complete resident files and administrative paperwork.
- Maximize property occupancy while balancing occupancy goals and market rent objectives.
- Utilize approved marketing strategies to attract prospective residents.
- Continuously monitor and analyze traffic logs, budget guidelines, renewal information, and marketing data to provide accurate information when requested.
- Address resident concerns and requests promptly to ensure satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters).
- Distribute all company or community-issued notices (e.g., bad weather, emergency) promptly.
- Plan weekly and daily schedules and assignments for office and maintenance staff.
- Maintain community appearance and ensure timely completion of repairs through regular property inspections and tours.
- Ensure market-ready apartments are inspected after turnover and before tenant move-in, communicating any service-related needs to maintenance.
- Record, communicate, and ensure timely completion of all service requests to tenant satisfaction.
Other
- Ensure compliance with all company, local, state, and federal safety rules.
- Ensure compliance with the company lease and state-specific Landlord Tenant Act.
- Perform other duties as directed by the Senior Property Manager and/or Regional Property Manager.

Salary : $60,000 - $65,000
