What are the responsibilities and job description for the Assistant Property Manager position at Universal Management, Inc.?
We are looking for a full-time, experienced Assistant Property Manager for a position in the Kansas City Metro. The ideal candidate will be experienced in Affordable and/or Section 42 Housing.
Summary:
General administration and maintenance of multi-unit residential properties or commercial real estate properties. Provides direct support to Property Manager.
Duties include:
Ensures that all regulatory requirements regarding occupancy and on-site documentation are current, complete and accurate.
Market and lease apartments to all eligible applications per the equal housing opportunity law and in strict compliance with the approved Resident Selection Criteria.
Conduct detailed screening of all applications prior to approval, in accordance with Resident
Selection Criteria and HUD guidelines and regulations
Process and maintains resident files, leases, applications, work orders, certifications, income verifications and recertifications as applicable
Collects rents and handle delinquent accounts. Make bank deposits daily.
Reports accidents and emergency situations to the Corporate Supervisor and/or Office immediately following the incident and prepares the proper reports in timely manner
Prepare invoices and bills as they pertain to rent collections and daily operational purchases
Perform general clerical duties including answering telephone calls, receive and distribute mail, emails correspondences, assist with inspections of property for improvements, recording deficiencies, arranges for repairs or maintenance of property
Ensures that all maintenance service requests are handled on an immediate on-call basis and notifies residents of any delays in service.
Job Requirements
. Minimum 2 years property (site) management experience
· High school diploma or General Education Degree (GED)
· Computer literacy required: preferably Yardi, Microsoft Word & Excel, or equivalent
· Ability to work with residents, staff, owners, and agents in a positive & cooperative manner
· Math Skills. Ability to compute rates, ratio and percent
· Must have good verbal and written skills
