General Job Summary
The Processor is the primary support to Financial Consultants, Processing Manager and Operation Manager. Duties include individual pipeline management with a focus on meeting sales goals, individual monthly processing goals for new submissions and closings, maintaining compliance requirements, thoroughly reviewing all materials provided to underwriting, maintaining expected processing turn times and pull thru ratios, and preserve strong relationships with Financial Consultants. Additionally, stay current on Investor guidelines/requirements to serve as a resource to Financing Consultants.
Summary of Essential Job Functions
- Coordinate with Financial Consultants weekly to create an action plan to meet production goals, monthly individual processing goals for new submissions and closings, pull-thru goals, and turn time goals set by management.
- Monitor and manage individual Encompass pipelines and identify estimated monthly closing production. Also, keep the Estimated Closing Dates updated based on the current file status.
- Responsible for reviewing all file-related docs including income, assets, credit, title, etc., and calculating the qualifying income to ensure the transaction meets Freddie/Fannie guidelines before submission to underwriting.
- Timely review and submission of all file documents in the required format for underwriting review.
- Follow up on all necessary ordered services in conjunction with Pre- Processors, Processing Assistants and Sales Assistants.
- Follow up with Financial Consultants, Third-Party Vendors, and Applicants as necessary to obtain necessary documents or answer processing-related questions.
- Staying current on FHLMC/FNMA guidelines, internal underwriting/processing procedures and guidelines, and Company policies.
- Responsible for reviewing and clearing all Mavent/Compliance fails/warnings/alerts on every file before resubmitting for clear to close.
- Responding to the Financing Consultants' questions and concerns promptly and courteously.
- Work with outside and internal resources to maintain compliance.
- Assisting various departments in closing, post-closing, or funding issues.
- Provide initial and ongoing training and mentoring to Processing Assistants, Pre-Processors, and Processors as needed.

Requirements
Education, Training and Work Experience
- High School diploma or GED required.
- At least 2 years Mortgage Processing experience required.

- Strong computer skills required such as Excel, Word, Adobe.

- Provide professional communication in both oral & written expression.

Working Environment
Primary working environment is within an indoor climate-controlled office space and/or a private home office or some combination which will be at managements sole discretion. Employee may be subject to florescent lighting, dust, and other normal indoor allergens. Employee may work in close proximity of coworkers and occasionally independently in quiet environments.
Physical Requirements
- Able to lift up to 20 pounds.
- Extended periods of sitting (at computer desk).
- May be exposed to extended periods of interaction with others (listening/talking/taking notes).
- Complete repetitive tasks (including operation of computer mouse/keyboard).
