Hiring Range

The University of California, Merced is required to provide a reasonable estimate of the compensation range for this role. This range takes into account the wide range of factors that are considered in making compensation decisions including but not limited to experience, skills, knowledge, abilities, education, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be offered a salary at or near the top of the range for a position. Salary offers are determined based on final candidate qualifications and experience. The salary the University reasonably expects to pay for this position is Step 1:$81,740.90/yr. or in accordance with the CBA (Union Agreement) if the employee is internal.

About the Job

Reporting to the Director of Auxiliary Facility Services, the Auxiliary Facilities Building Operations Specialist is responsible for managing the operations and maintenance of all auxiliary facilities, capital equipment, and safety systems. The Operations Specialist maintains communications with auxiliary facility occupants and customers about work order statuses, room entry requirements, and other planned maintenance impacts. This position will collaborate with the Skilled Trades Manager to assign and process work orders. The Operations Specialist will also coordinate with other campus departments to ensure compliance and safety within auxiliary facilities and in the use of capital equipment. Additionally, this position will coordinate with Auxiliary Enterprises & Fiscal Innovation Administration staff to process contracts, purchase orders, and manage administrative processes for the Auxiliary Facilities Services department.

KEY RESPONSIBILITIES

Auxiliary Facilities Supported Operations:

  • Ensure proper function and support of auxiliary buildings & operations (residence halls, dining centers, conference center).
  • Ensure proper function and operation of building systems, including electrical supply, HVAC and environmental controls, and physical access.

Building Community Support:

  • Coordinate with building occupants to ensure safe and habitable living/dining/work environments.
  • Prepare and distribute facility communications notifying buildings' community of scheduled maintenance, utility disruption, and other building wide disruptions, always working to have minimal building and operational impact.

Compliance, Security & Safety:

  • Respond to all building emergencies and work closely with Risk Services and other campus regulatory departments to ensure the asset has minimal loss and that operations can continue safely once the emergency is addressed.
  • Collaborate with EH&S, Fire and Building officials, and Risk Services to ensure compliance and safety while protecting the occupants and assets.
  • Ensure auxiliary facilities and equipment assets and operations are up to date and compliant with all safety, building, and fire codes that may be noted during Title 19 inspections.

Maintenance, Procedures, and Methods:

  • Collaborate closely with the Auxiliary Facilities Project Manager and Skilled Trades Manager to determine timelines and schedules for building maintenance and repairs of major systems.
  • Facilitate work order processing, tracking, and completion in support of the Skilled Trades Manager.
  • Coordinate external contracted service providers, when required, to repair building systems and facilities, taking into consideration the effect the scheduled work will have on the buildings' occupants and peripheral systems.

Project Coordination:

  • In support of the Auxiliary Facilities Project Manager, assist with minor projects planning and coordination, including painting, minor electrical work, furniture reconfiguration, and space moves.
  • Coordinate contractor job walks, procure estimates, work with contractors to issue approved contracts for customers, and assist in on-site contractor management.
Qualifications

EDUCATION and REQUIREMENTS

  • Bachelor's degree in related area and/or equivalent experience/training AND 3 years of related experience, OR
  • 7 years of related experience/education.

CRITICAL KNOWLEDGE AND SKILLS

  • Advanced skills in collaboration and teamwork.
  • Advanced knowledge and skills in customer service.
  • Thorough knowledge in the areas of building space planning, codes, capacity, security, fire safety, organization and departmental principles and procedures involved in risk assessment and evaluating risks as to likelihood and consequences.
  • Strong interpersonal and communication skills.
  • Thorough interpersonal skills including good service orientation and effective problem solving.
  • Knowledge of architectural or engineering concepts.
  • Thorough and effective skills to multi-task and prioritize daily activities effectively.
