Key Responsibilities
- Oversee the ordering of materials for each project phase, ensuring timely delivery.
- Ensure that all on-site work meets quality standards.
- Conduct unit inspections for contractor draws and liaise with city inspectors.
- Communicate daily renovation progress to the Project Manager and maintain open communication with the Property Manager.
- Address quality issues promptly and conduct regular quality checks throughout the project.
- Manage all aspects of the project from initiation to completion while ensuring a sequential workflow for all construction units.
- Identify, document, and prioritize change requests and facilitate their approval.
- Innovate new techniques and solutions to enhance delivery quality and efficiency while reducing costs.
- Mentor and coach new team members, delegating project tasks based on individual strengths.
- Perform renovation tasks within vacant units, including carpentry, tiling, and painting.
- Exceptional organizational skills, time management, and attention to detail.
- Proficiency in general carpentry, electrical, plumbing, and drywall work.
- Willingness to travel throughout Indiana.
- Ability to manage multiple tasks in a fast-paced environment.
- Strong verbal and written communication abilities, including documentation of findings and recommendations.
- Proven leadership, problem-solving, and conflict resolution skills.
- Strong interpersonal skills with the ability to foster a collaborative team environment.
- High School Diploma or equivalent.
- A minimum of 5 years of experience as a superintendent in commercial construction.
