Position Summary
Supervise, assign, coordinate, and inspect work performed by Facilities Operators and Plumbers/Pipefitters. Operate, maintain, install, and perform preventive maintenance on all types of heating, air conditioning, and refrigeration equipment including large commercial air handlers, boilers, chillers, pumps, generators, AC split systems, air compressors, and other related equipment. Requires knowledge of building systems and maintenance relating to commercial boilers, chillers, HVAC and refrigeration systems, and all codes and supporting documentation that apply to each. Must be able to interpret schematics, one-line diagrams, and construction drawings. Assist the Lead Facilities Operator on tasks and projects related to the systematic inspection, detection, and correction of impending failures of equipment and systems before they develop into major defects. Perform preventive maintenance tasks as well as determine the need for equipment maintenance, diagnosing causes of wear & tear and recommending solutions to problems found. Requires knowledge of commercial HVAC automatic control systems, building electrical systems, and all related components. Requires experience with commercial plumbing systems, fixtures, and related components. Perform general carpentry work throughout campus, such as repairs to doors, door hardware, ceilings, flooring, mounting whiteboards, and classroom seating. This position will be expected to interact with customers and other employees in a professional manner that enhances work effectiveness for the facilities maintenance crew.

Duties:
Supervise, assign, coordinate, and inspect work performed by Facilities Operators and Plumbers/Pipefitters. Prepare performance evaluations, conduct training, and assign work orders to staff members as appropriate. Coordinate the work of contractors assigned to facilities projects and assist them as required to successfully complete specific tasks. Perform major rebuilds and repairs on equipment as required.

Complete Paperwork
Duties:
Assign, review, and close-out completed preventive maintenance and service work order requests from staff using the Computer Maintenance Management System (CMMS). Approve weekly timecards submitted by your staff. Review and file all inspection reports, log sheets, leave requests, and other required paperwork.

High School Diploma or equivalent
Required Experience
- Five years’ experience with large commercial HVAC equipment and building mechanical systems.
- One year of experience in hands-on boiler operation.
- One year of experience with computerized energy management systems.
Required License/Certification
- EPA refrigerant handling: Universal Certification – must be obtained within 6 months of hire date.
- City of Omaha Third Grade Stationary Engineers License – must be obtained within 6 months of hire date.
- Valid Driver’s License
