Essential Functions
- Leads internal commissioning process for assigned projects. Develops scope of work and budget for internal commissioning, coordinates with operations leadership to define project team, and leads internal commissioning meetings as appropriate for project. Works with Project Manager to define 3rd Party commissioning scope and assists in selection. Facilitates communication between 3rd Party commissioning agent and project team, tracks progress for adherence to scope, and provides feedback to Project Manager to assist in Project Manager’s management of 3rd party commissioning.
- Schedules and directs field testing, verification, and witnessing of systems, equipment, and assemblies identified for internal commissioning. Documents findings using project-specific commissioning forms.
- Performs regular site visits to observe construction progress. Schedules and leads skilled trades on project walkthroughs. Maintains project issues log and assists Project Manager in resolving identified issues.
- Develops commissioning documentation for specific systems based on project design ensuring systems perform in accordance with the design documentation, intent, and operational needs.
- During project design phase, reviews select project drawings and specifications. Solicits feedback from trades representatives and provides feedback to design team relating to institutional design standards, as well as Facilities standards. Ensures project-required commissioning deliverables and contractor involvement are incorporated into project documents and Commissioning Plan.
- Reviews select submittals and other relative project documentation to ensure materials supplied and work performed meets the documented requirements.
- Uploads and/or transfers critical documentation and information to the Facilities project team for review and implementation such as life safety compliance, preventative maintenance, building code compliance, and mechanical/electrical/plumbing systems.
- Maintains documents related to commissioning activities to specific projects. Documents to be posted on e-Builder and/or online commissioning software, and common facility shared computer drives.
- Acts as liaison with project team and operations to schedule and verify adequate systems training as required in the project specifications.
- Conducts warranty audit prior to warranty expiration to identify potential issues that may be covered. Schedules meeting with 3rd party commissioning agent where applicable and works with the project team to resolve issues.
Minimum Education & Experience
- Bachelor's degree in an engineering discipline, facilities planning, or related discipline and 3 years of experience in building, commissioning, facilities operations required
- Or equivalent combination of education and experience
- Experience with identification and resolution of deficiencies in architectural/life safety, electrical, mechanical, structural, and roof systems required
- Experience with Microsoft Office programs (i.e. Outlook, Word and Excel) required
- Experience with commissioning software, development of pre-functional checklists, functional tests, and maintenance of issues logs required
- Experience directing skilled trades representatives preferred
- Experience with e-Builder construction management software preferred
- Knowledge of construction and maintenance operations, building and fire codes, and construction and renovation estimating techniques preferred
- Commissioning or compliance related certifications (CCP, BCxP, EBCP, CxA, CBCP, CHC, etc.) preferred
