Department Facilities Job Purpose
The Dorm Maintenance Supervisor performs supervision dorm/general mechanics. Works under general supervision with moderate latitude for the use of initiative and independent judgment. Duties include planning, scheduling, assigning, and supervising dorm maintenance staff, inspecting and evaluating employee performance, and providing appropriate training on equipment and assigned duties. Responsible for maintaining inventory of the dorm maintenance supplies and equipment within assigned in his/her department, ensuring work orders are being submitted and completed by assigned dorm maintenance employees, keeping time and attendance records, and regularly communicating with employees and the Director of Facilities Operations and others in order to facilitate work requirements and progress.
This position is considered essential personnel and is expected to be available in the event of emergencies, including supervising clean up required as a result of a severe weather incidents and snow removal as a result of winter storms. The dorm maintenance supervisor is essential to the overall success of Commencement (May), Orientation, and Move-in (August) weekend events and special events that are scheduled in facilities throughout the year and must be available for duty. Overtime work and/or shift adjustments may be expected at times throughout the year to ensure that personnel are available to carry out the work required.

Essential Duties
- Assigns and prioritize all work, duties and tasks to maintain and resolve any and all defects, deterioration and wear and tear of the facilities through the University work order system
- Schedules daily workload requirements with available work force to provide maximum utilization of the dorm maintenance department
- Counsels and advises personnel on job-related matters, including performance concerns and employee conduct issues, punctuality, safety violations and prepares counseling reports and employee evaluations utilizing Microsoft Word and other relevant computer-based applications; Complete employee performance in accordance with University policy
- Working with the Supervisor of Grounds on the scheduling and removal of snow throughout the campus; will also lead for the direct care of snow & ice removal, and lawn care around all dorms
- Responsible for initiating and forwarding maintenance damage reports and delays to the Director of Facilities
- Assign mechanics to perform minor replacement of plumbing fixtures, such as valves and other plumbing devises
- Assigns mechanics to perform minor replacement of electrical fixtures, devices and University appliances as needed
- Assigns mechanics to perform minor carpentry work as required for repair such as, windows, doors, hardware, screens and furniture
- Coordinate the set up and move furnishing in student rooms, lounges and other support spaces in all dormitories and campus houses
- Conducts quality control inspections of ongoing and completed dorm mechanics work to ensure all facilities are maintained to the highest standard
- Ability to lead and motivate employees
- Heavy lifting work; exerting up to 100 pounds force occasionally, lifting up to 50 pounds or more to move objects
- Sitting, walking, standing, lifting, climb a ladder
- Working in cold and hot environments
