Position Title (Classification Title) : Maintenance Specialist 104290

Working Title : Plumber

Job Summary : The incumbent performs a variety of journeyman-like level tasks to include but not limited to Carpentry, Electrical, Heating, Ventilation, Air Conditioning, Refrigeration, Plumbing, Painting, and Locksmith duties. These duties include installation, inspection, maintenance, repair or replacement of machinery, mechanical equipment, piping, electrical and plumbing systems, painting, carpentry, and locksmith related task. The following list of specific statements of duties does not preclude management from assigning such duties if the work is similar, related, or a logical assignment to the position. Work assignments will come from blueprints, drawings, crude sketches, verbal and / or written instructions.

Department Facility Maintenance - T Team

FLSA : Non-Exempt

Minimum Qualifications : Completion of an approved apprenticeship program for multiple trades; or a high school diploma and four years of appropriate experience. Appropriate vocational / technical training may substitute at an equivalent rate for the required experience.

Position Qualifications : The incumbent must possess the knowledge and ability to read and understand mechanical construction drawings, blueprints, specifications, and local, state, and national plumbing codes and regulations. Understand and consistently apply internal department standard operating procedures and University polices.

Preferred Qualifications Three years experience in Plumbing field.

Essential Functions / Job Duties :

  • 65% - The incumbent is responsible for the maintenance and repair of plumbing and plumbing systems in University buildings and building systems to include both potable water and waste water. This person carries out a variety of duties to include : Piping systems including natural gas, air, water and vacuum. Cuts and threads pipe using pipe-cutter and threading machine .Assembles and installs valves, faucets, traps, wash bowls, sewers, vents, etc. Clears clogged drains, using roto-rooter or other plumbing equipment Assembles, installs, and repairs routine plumbing fixtures such as sinks, commodes, water fountains, etc. Repair or replace flushing systems such as pistons, arms, vacuum breakers, ball cocks, strainers, seals, etc. Diagnose and repair kitchen equipment such as garbage hog, sinks, dish washer, tray conveyer, steamer, etc. The incumbent performs a variety of preventive maintenance inspections to identify any damage or deterioration which has occurred since the last inspection. Documents inspection results and submits those findings along with recommendations for corrective action to their immediate supervisor. - (Essential)
  • 10% - The incumbent is responsible for the maintenance and repair of electrical and electrical systems in University buildings and building systems to include both interior and exterior. This person carries out a variety of duties including but not limited to : Locates and determines electrical malfunctions, using various testing instruments. Inspects circuits and wiring for compliance with safety standards and local codes Building exterior and parking lot lighting Athletic field and court lighting Building wiring systems and components such as but not limited to transformers, (single and three phase), circuit breaker panels, disconnect switches and control wiring for motors and miscellaneous machinery. Installs and / or modifies building electrical wiring systems using a variety of conduit and wiring types and methods. Defective electrical lamps, sockets, switches, receptacles, relays, etc. as required. The incumbent performs a variety of preventive maintenance inspections to identify any damage or deterioration that has occurred since the last inspection. Documents inspection results and submits findings along with recommendations for corrective action to their immediate supervisor. - (Essential)
  • 10% - The incumbent is responsible for interior and exterior building construction and water tightness of the building envelope for the University buildings and building systems. This person carries out a variety of duties to include : Repairs of building roofs such as cleans, inspects, and repair of minor damage and mark larger areas for repairs. Installs concrete sidewalks, ramps, and curbs from form to finish. Repairs wood and / or metal stud walls, stairs, ramps, and handrails. Construction and repairs to cabinets, counter tops, and casework. Installs wooden and metal doors and door hardware. Maintains wooden and metal windows, glass and hardware. Maintains classroom and laboratory furniture and equipment. Repairs rest room equipment including, soap, towel, tissue dispensers, mirrors, and etc. Maintains room and restroom partition. Repairs suspended ceiling systems. Maintains floor coverings including vinyl, tile, carpet, and etc. Maintains support equipment for the swimming pool. Installs exterior signs using the sign plotter and computer software. Repairs portable and stationary bleachers. The incumbent performs a variety of preventive maintenance inspections to identify any damage or deterioration that has occurred since the last inspection. Documents inspection results and submits findings along with recommendations for corrective action to their immediate supervisor. - (Essential)
  • 5% - The incumbent is responsible for the mechanical maintenance and repair of heating, ventilation, air condition, and refrigeration in University buildings and building systems. This person carries out a variety of duties to include : Maintains mechanical function of air handler units, refrigeration split systems, electric heat strips, furnaces, heaters, and water boilers. Repairs building piping hot and chilled water, drain lines, air, gas, and vacuum lines. Controls, including meters, valves, regulators, safety devices, and other components necessary to properly control liquid, air, and gas systems. Repairs insulation and protective finishes of building equipment including, heat exchangers, air handler equipment, pumps, air compressors, and etc. Maintains exhaust fans to include strobic fans, bathroom exhaust, hood systems, and grills. Dismantles malfunctioning systems as necessary and test components using electrical, mechanical, and pneumatic testing equipment. Performs piping and structural welding, including electric, shield-arc and oxyacetylene welding to join ferrous and non-ferrous metals. Joins pipe, tubing, and associated fittings using various methods including silver brazing, soft soldering, caulking, threading, compression joints, flaring, and other methods common to the trade. The incumbent performs a variety of preventive maintenance inspections to identify any damage or deterioration that has occurred since the last inspection. Documents inspection results and submits those findings along with recommendations for corrective action to their immediate supervisor. - (Essential)
  • 5% - The incumbent is responsible for the maintenance and repair of the door hardware and locksets in the University buildings and building systems. This person carries out a variety of duties to include : Service of door hardware exit devices, closers, stops / holders, trim and protective devices, and hinges etc. Maintains accurate and up to date records of hardware installation and keying system to insure physical security of University facilities. Cuts new or duplicates keys by using key cutting machine or specialized hand tools. Manufactures replacement parts for locks and door hardware by using metal lathes, welders, carpentry and sheet metal tools and equipment. Marks keys with appropriate alpha-numeric identification codes. Adjust, calibrate and service key cutting machines. Service coin operated parking meters, locks on desks, file cabinets, display cases, motor vehicles, combination locks, and safes. The incumbent performs a variety of preventive maintenance inspections to identify any damage or deterioration that has occurred since the last inspection. Documents inspection results and submits those findings along with recommendations for corrective action to their immediate supervisor. - (Essential)
  • 5% - Perform duties to assist other craftsman as determined by supervisor. Maintain the job site, shop area in an orderly, clean, and safe condition. Uses stationary, and portable power tools, hand tools, pneumatic and power activated tools as required including their maintenance and adjustment. Material estimating and record keeping : preparing material estimates of work to be performed, using as a basis, drawings, blueprints, sketches, and written or verbal instructions. Recording time and material expended on Work Order forms. - (Essential)
