Job Summary

Reporting to the HVAC Superintendent, this is an Intermediate level position for skilled trades professionals. This position works from Monday to Friday, 9AM-5:30PM, and may be required to work early morning, late-night, and weekend shifts depending upon event schedule and is responsible for performing routine, preventive, and emergency maintenance tasks. This position must perform intermediate-level work in several different trade capacities (Carpentry, HVAC, Electrical, Plumbing, and Custodial) in response to critical, urgent, or emergency work requests. A General Trades Technician performs trades work in the construction, maintenance, and repair of building structures and facilities following recognized procedures and techniques of the Carpentry, HVAC, Electrical, and Plumbing trades using hand and power tools related to the Carpentry, HVAC, Electrical, and Plumbing trade.

Responsibilities

Responsible for maintenance and repairs in campus buildings including but not limited to carpentry, electrical, hardware, HVAC, locks, paint, and plumbing. These duties include changing lighting ballasts, lighting drivers, lamps, light bulbs, and smoke alarms; corrective and preventive maintenance on HVAC systems using a checklist to troubleshoot unit operation, cleaning and lubricating motors, checking for bad bearings, changing filters, washing filters and coils, cutting filters for air conditioners; repairs, hangs and installs blinds and window shades; installs drapery rods and hangs drapes. Installs and repairs restroom accessories; replaces screens, locks and door latches; repairs doors and door locks. Repairs chairs, cabinets, shelves and other furniture; unclogs and makes minor repairs to toilets, lavatories, and urinals; locates and repairs leaking faucets; makes minor repairs to drywall, acoustic ceiling, flooring, and touches up interior and exterior painting.

Inspects buildings, fixtures, machines and other structural units, noting need of repair. Assists and advises work staff with the maintenance, repair and troubleshooting all aspects of the physical plant/facility buildings, equipment, and machinery including: HVAC, electrical, electronic, pneumatic, hydraulic and plumbing systems; minor carpentry repairs including drywall, acoustic ceiling, flooring, door, locks, and hardware.

Recognizes and obtains required tools, equipment, materials, and supplies that are needed to do the job. Maintains proper stock, parts, tools, and safety equipment in the assigned storage areas. Works with others to keep vehicles and employee work areas clean and orderly.

Recognizes and follows prescribed safety procedures and regulations while following all NFPA, ADA codes and regulations. Performs all work in accordance with established safety procedures. Assists in ensuring a safe working environment throughout the facility for all employees. Reports all accidents and injuries in a timely manner. Participates in regular safety meetings, safety training and hazard assessments.

Participates in department-provided training and learning opportunities to develop work-related skills and abilities. Completes all required training on a timely basis.

Works alone or with a team to complete special assignments related to indoor and outdoor cleaning projects, setting up tables and chairs, providing cleaning and porter services at special events, or other tasks as assigned by the Superintendent.

Required Qualifications

Educational Requirements
Minimum of High school diploma or GED is required

Other Required Qualifications
Either has an EPA universal refrigerant recovery certification from an accredited institution or be able to pass the exam within 6 months of employment.

A valid driver's license is required.

Required Experience
5 (five) years or more of experience in the residential and commercial carpentry, electrical, HVAC/R, plumbing, or similar trades field, Or a combination of 2 (two) years Vocational Trades training and 3 (three) years of field experience in the carpentry, electrical, HVAC/R, plumbing or similar trade.

Preferred Qualifications

Additional Preferred Qualifications
Skills: Must have basic skills for daily use of computer technology, including handheld devices, web browsing, email, digital calendars, viewing documents online, filling out online forms, accessing online training systems, and interacting with UWG business systems (One USG, CMMS, and others).

Preferred Educational Qualifications
Degree, Diploma, or Professional Certificate equivalent to a two-year course in the Carpentry, HVAC, Electrical, or Plumbing Trade and one or more of the following credentials NATE certification, RSES Certificate Member, Backflow License, VRF/VRV Certification, or CDL license with air brake endorsement.

Preferred Experience
Seven (7) years or more years' experience in a Carpentry, HVAC, Electrical, and/or Plumbing service related construction or maintenance trade in a university, health care, or school maintenance department.

Proposed Salary

$20.00 Hourly. Paid on a Bi-Weekly Basis.

KNOWLEDGE
Must have a practical knowledge of the standard tools, methods, practices of the Carpentry, HVAC, Electrical, and/or Plumbing trade, and Carpentry, HVAC, Electrical, and/or Plumbing codes. Must have a practical knowledge of industrial, commercial, and residential Carpentry, HVAC, Electrical, and/or Plumbing means and methods of installation, repair, and service.

SKILLS
Must be skilled in performing technical tasks with an eye for detail, skilled in adapting to meet changing job conditions; planning and managing work orders; preparing and maintaining accurate records; proficient in reading and understanding technical drawings and written work instructions; proficient in understanding and complying with safety regulations and handling hazardous materials in the performance of job duties (i.e. ADA, NFPA, OSHA and EPA).
