Duties/Responsibilities:
- Perform and related documentation of daily campus walkthroughs and preventative inspections
- Perform preventative maintenance
- Ensure compliance with the Uplift risk mitigation program
- Ensure campus buildings and grounds are safe and take appropriate action to reduce risk exposure
- Ensure that all campus equipment is in proper working order and self-perform light to medium duty repairs as necessary
- Establish preventative maintenance schedules and replacement of all mechanical, electrical, plumbing, HVAC, safety and monitoring systems and other facilities equipment, such as security gates and doors
- Oversee after-hours and weekend on-call maintenance service as requested
- Be familiar with and enforce vendor service contracts and rectify any issues with vendors or contractors related to facilities
- Coordinate with established vendors/contractors and/or the CMO Facilities department to complete heavy facilities repairs that require an extensive time commitment or highly skilled labor
- Manage custodial staff as required by the Operations Director
- Reorder supplies to maintain appropriate on-hand inventory and request new or replacement equipment/tools
- Create and maintain custodial schedules and task goals
- Ensure all buildings and property meet city, state, TEA and federal regulations, ordinances and/or mandates
- Coordinate work required, if any, to comply with the Texas Department of Licensing & Regulation mandates
- Establish and maintain a schedule for inspection of all building systems, including elevator and fire systems, as needed and monitor to ensure continued compliance
- Maintain: equipment, tool inventory and accountability, gate and door schedules, keys and access card control
- Maintain campus records, receipts and service orders using the Microsoft Office Suite and a Computerized Maintenance Management System (CMMS)
- Additional duties as assigned
- Assist with facilitating decision making for key operational, facilities related issues by collaborating with key campus stakeholders
- Serve as a liaison for maintenance, repairs, and construction projects
- Assist and/or coordinate emergency drills
- Perform and coordinate summer cleaning, furniture re-allocation, painting, and other summer maintenance
- Research and help implement best practices for all non-instructional activities
- Monitor hallways, assist with cafeteria operations and assist with car-line (parent drop-off/pick-up)
- Attend in-person and self-paced training as required
- Implement standardized operating procedures and/or best practices
- Provide reporting forms, checklists, and other documentation to ensure compliance
Education, Experience, and/or Certification(s)
- Education Requirements: High School Diploma or GED equivalent is required.
- Experience Requirements: A minimum of two years’ experience in a building maintenance, facilities, janitorial or related role (commercial plumbing, electrical or HVAC, building automation, commercial construction) required. A minimum of four years is required in the following listed trades in lieu of the two years’ experience listed above: residential construction and remodeling in general or a specific trade, automotive or mechanic repair.
- Special Skills/Certifications: Certifications related to building maintenance or construction industry (i.e. journeyman/master electrician or plumber, HVAC certifications) preferred.
- Communication Skills: Ability to receive and understand verbal and written instructions in English, receive or convey technical and complicated concepts. Read, and understand technical manuals when instructions may be written from a foreign non-English speaking country is required.
- Bilingual Skills: Spanish preferred.
- Driving Skills: Possess and maintain a valid Class C driver’s license and have a clean driving record. May be required to drive Uplift owned or rented vehicles.
- Technology: Intermediate or advanced ability to learn and use computer software, learn how to operate a CMMS; learn how to operate a burglar alarm, surveillance, access control, HVAC and work order software; use a smart phone to send and receive photos, text messages. Intermediate use of Microsoft Office applications with an emphasis on Excel and Outlook.
