About the Opportunity
This is an opportunity for a Regional Community Manager to join a reputable Developer/PM Company based in New Jersey. The RCM is responsible for the supervision of all operations within a portfolio of apartment communities delegated by the Vice President of Property Management. The Regional Community Manager directs such operations personally or through Community Managers with an emphasis on optimizing NOI, preserving assets of individual communities, creating and enforcing the policy for efficiency in operations, developing team members, and creating a positive work environment. The Regional Community Manager works independently with minimal supervision. Frequent travel is required.
Responsibilities:
- Administer Company policies related to matters such as regulation of property management and marketing, operations, safety, and property maintenance standards.
- Regularly visits site offices, inspects field operations and reviews periodic reports from community managers to determine progress of occupancy and maintenance projects.
- Prepare directives for the Community Managers on polices approved by the Vice President of Property Management.
- Review budget estimates and assist Community Managers, when necessary, in preparation of acceptable budgets for properties assigned to the portfolio.
- Ensure, through review with subordinate managers, that approved budgets are implemented and consistently followed to promote efficiency and profitability.
- Implement changes in policy based on recommendations from studies of capacity of present facilities, market requirements and probable future needs.
- Assure the communities are maintained in accordance with the standards and procedures established by the Hands-on Mentoring and Team Development. Conducting and documenting site visits, participating in staff coaching, training and team development.
- Expertise at Enhancing Property Values through income and expense management.
- Collaborates with the Regional Maintenance Manager to negotiate multi-site service contracts for the communities.
- Represent our client in/at professional and industry organizations.
- Within established company procedures, has the authority to enter into contracts for services on behalf of the communities in their portfolio. The Regional Community Manager may be given limited signature authority to authorize purchases in compliance with the company policy.
- Responsible for the direct supervision of the Community Manager of each community in their portfolio. The Regional Community Manager has indirect supervision of the entire site staff of each community.
- Other duties as assigned.
INTERNAL AND EXTERNAL RELATIONSHIPS:
- Internally the Regional Community Manager will have contact with the Community staff of each community in their portfolio; the main office staff, including the Chief Executive Officer; President; Chief Financial Officer; Vice President of Property Management; and all staff personnel reporting to these positions.
- Externally the Regional Community Manager will have contact with vendors, residents, government representatives, service and professional organizations.

Ability to effectively present information and respond to questions from groups of managers, supervisors, clients and the general public.

- Mathematical Skills - Ability to calculate figures and amounts such as discounts, Interest, commissions, proportions, percentages, area, circumference and volume. Apply concepts of basic algebra and geometry.
- Problem Solving – Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Technical Aptitude – Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
- Working Under Pressure – Ability to complete assigned tasks under stressful situations with deadlines imposed.
REQUIREMENTS:
· BA or BS or CPM and 5 years multi-site experience required
· Three years’ experience in direct supervision of management staff of three or more
· Three years of experience in management of Class A Communities
· Excellent knowledge of eviction law, Fair Housing and other legal issues affecting property management
· Strong computer skills including Microsoft Word, Excel, Outlook and Yardi
· Lease-up experience highly preferred
· Superb written and verbal communication skills
· Operational experience as a property manager of Class A apartment community preferred.
· Must possess a valid drivers license and meet standards of insurability set by insurance carrier to operate personal automobile in furtherance of company business.
· Must be accessible after hours for emergencies.
EQUIPMENT OPERATION:
Operate, or be trained in operation of, site computer system, copier, and other normal business machines. Must be able to use computer software, such as Yardi, RentCafe’, Lease Rent Optimizer, and Microsoft Office Suite software.
Real Estate License required per state and local laws.
· ARM, CAM, CAPS, MPM, RMP desired but not necessary.
COMPENSATION AND BENEFITS:
BASE SALARY: Up to $130,000, with potential flexibility up to $140,000 for the right candidate.
BONUS POTENTIAL: 20% annual bonus.
