Job Summary:
The Multifamily Maintenance Lead is responsible for overseeing and performing maintenance activities at a multifamily residential property. This role ensures that the property is maintained in a safe, clean, and functional condition by managing a team of maintenance staff, coordinating repair activities, and providing superior service to residents. The Maintenance Lead ensures compliance with safety standards, building codes, and company policies while striving to enhance tenant satisfaction and property value.
Key Responsibilities:
- Leadership & Supervision:
- Lead and supervise a team of maintenance technicians, ensuring all tasks are completed effectively and efficiently.
- Assign work orders, track progress, and ensure completion of maintenance requests.
- Provide training and development to team members, fostering a positive and productive work environment.
- Conduct performance evaluations and provide feedback to maintenance staff.
- Maintenance & Repairs:
- Oversee and perform general maintenance tasks including plumbing, electrical, HVAC, carpentry, painting, and appliance repair.
- Ensure the timely and effective resolution of maintenance requests and work orders, prioritizing urgent issues.
- Inspect the property regularly to identify potential maintenance issues and implement preventive maintenance strategies.
- Customer Service:
- Serve as a point of contact for residents regarding maintenance concerns, ensuring a prompt and professional response to all requests.
- Provide excellent customer service by addressing residents’ maintenance needs and concerns with courtesy and efficiency.
- Property Inspections & Safety Compliance:
- Perform routine property inspections to ensure compliance with safety standards, building codes, and company policies.
- Address any safety hazards or maintenance issues in a timely manner.
- Ensure all maintenance staff adhere to safety protocols and maintain a clean and safe work environment.
- Inventory & Equipment Management:
- Manage inventory of maintenance supplies and equipment, ensuring that adequate stock levels are maintained.
- Order materials and tools as necessary to complete maintenance tasks.
- Ensure all equipment is properly maintained and serviced.
- Documentation & Reporting:
- Maintain accurate records of maintenance requests, repairs, and inspections.
- Prepare and submit maintenance reports as required by property management.
- Track and report on team performance, inventory usage, and completed work orders.
Qualifications:
- High school diploma or equivalent (some college or technical certifications preferred).
- Proven experience in property maintenance, ideally within a multifamily residential setting.
- Previous supervisory or leadership experience preferred.
- Strong knowledge of HVAC, plumbing, electrical systems, and general maintenance practices.
- Ability to use a variety of hand and power tools.
- Excellent problem-solving, organizational, and communication skills.
- Ability to work independently and as part of a team.
- Ability to work flexible hours, including weekends and on-call duties as needed.
Job Type: Full-time
Pay: $28.00 - $30.00 per hour
