What are the responsibilities and job description for the Property Manager position at Urban Housing Solutions Inc?
POSITION SUMMARY: The Property Manager maintains daily oversight and responsibility over designated properties/region, builds resident relationships and conducts daily maintenance property audits. This position will ensure each property complies with applicable regulations and upholds Urban Housing Solutions’ housing standards. Responsibilities include but are not limited to: monitor UHS properties, review applications, conduct showings and unit inspection, and distribute notices. - Build rapport and relationships with residents acting as their UHS representative assisting them with application processing, payments, maintenance, concerns, etc.
- Communicate with residents regarding rent collection; submit biweekly rent collection status reports to the Director of Property Management. Followup delinquent accounts & pursue collections in accordance with established procedures. Ensure ledger accuracy
- Walk/drive the properties consistently to monitor curb appeal, property damage, observations of possible property improvements and report to Director of Facilities
- Collaborate with Occupancy Specialists (leasing) approve prospect applications, conduct apartment showings, sign leases, and review the resident handbook with new residents during lease signings. Maintain tenant files and related documentation regarding continuing eligibility and adjustments
- Lease vacant apartments based on eligibility of income/assets/screening
- Complete interim/annual income and asset verifications and recertifications to ensure eligibility with government regulations
- Conduct quarterly unit inspections by partnering with the Property Compliance Coordinator and other UHS team members
- Work closely with Compliance Manager regarding LowIncome Housing Tax Credit (LIHTC), Tennessee Housing Development Agency (THDA), Federal Home Loan Banks (FHLB) housing audits and monitoring
- Write & distribute monthly newsletters, late notices, management letters &/or property related correspondence. Perform other related property management admin duties
- Partner with the Resident Service Coordinator (RSC) team in conducting communitybuilding activities & events; collaborate in reducing evictions of vulnerable residents due to lease violations
- Process annual lease renewals and annual/interim rent increases
- Maintain current knowledge of laws and standards that apply to property management, such as Fair Housing Laws, as well as Housing and Urban Development (HUD) rules/regs
- Comply with all UHS policies and procedures as defined in the UHS Operations Manual and staff meetings as directed
