Position Overview
The General Manager (GM) of RailSpur will be responsible for overseeing all operational aspects of the RailSpur block, ensuring the seamless integration of its diverse components, including the hotel, office spaces, retail, restaurants, and event venues. The GM will act as the brand steward for RailSpur, maintaining the integrity of its vision while ensuring financial success, tenant satisfaction, and operational excellence.
Key Responsibilities
Operations & Property Management
- Oversee daily operations of the RailSpur block, ensuring all properties function cohesively and efficiently.
- Manage maintenance staff and service providers to uphold high-quality building standards.
- Create and execute a plan to manage the upkeep of the block. This plan should include items like trash and alley management, plant / planter maintenance, window washing schedule, etc.
- Ensure proper upkeep of all properties, including office spaces, retail areas, restaurants, and event venues.
- Develop and implement operational best practices that enhance the guest, tenant, and visitor experience.
- Manage tenant improvement projects, ensuring timely execution, budget adherence, and quality control.
Brand and Experience Management
- Maintain and strengthen the RailSpur brand across all assets and activations.
- Ensure the hotel, office, and retail tenants work in a coordinated manner to drive traffic to RailSpur.
- Oversee RailSpur events and collaborations to foster a dynamic community.
- Partner with the Artist Cooperative & Events Manager to curate art installations, cultural programming, and community engagement.
Leasing and Tenant Relations
- Serve as the primary point of contact for tenants, ensuring high satisfaction and prompt
- resolution of issues.
- Work with local brokers to secure and retain high-quality tenants for the office and retail spaces.
- Develop and maintain strong relationships with key tenants, vendors, and community
- stakeholders.
Financial & Vendor Management
- Develop and manage budgets for RailSpur operations, ensuring financial goals are met.
- Oversee vendor contracts, ensuring cost efficiency and service excellence.
- Collaborate with asset management to track financial performance and implement
- strategic adjustments.
Business Management & Staffing
- Oversee the operations of RailSpur’s internal businesses, including the Artist
- Cooperative and the co-working business on floors 2, 3, and 4.
- Ensure these businesses are properly staffed and managed to deliver an exceptional
- experience for members and visitors.
- Develop and implement business strategies to optimize profitability and operational efficiency.
- 10 years of experience in mixed-use property management, hospitality, or commercial real estate.
- Proven track record of managing multi-use developments, including hospitality, retail, and office spaces.
- Strong leadership and team management skills.
- Exceptional problem-solving and operational execution abilities.
- Ability to build relationships with tenants, vendors, and community stakeholders.
- Experience managing financials, including budgeting, forecasting, and lease negotiations.
- Understanding of brand management and guest experience best practices.
- Excellent communication and organizational skills.
