What is your day to day?
- Manage/facilitate workflow via Corrigo CMMS.
- Assist Scheduling of preventative maintenance and regulatory inspections with a minimum disruption of building operations (in-house and/or managing through 3rd party vendors)
- Completing multiple compliance/regulatory Inspections, checklists, PM’s at regularly scheduled intervals and ensuring all compliance documentation that goes with the PM’s or inspections are completed and filed.
- Assist or self-perform and/or delegate preventative maintenance tasks to the appropriately qualified outside service providers/vendors.
- Assist or self-perform demand maintenance tasks/repair work/small project work. OR depending on size/scope, delegate/assign as necessary to the appropriately qualified outside service providers/vendors.
- Ensures that all work performed is accomplished efficiently with a minimum amount of disruption and inconvenience to the client. ***provide adequate notification to the client**** (advanced written notice to the Ops leadership and affected employees)
- Working with third party vendors including scheduling/managing/escorting within the facility.
- Be a site POC for service providers and communicate the scheduling to the affected site/client personnel.
- Orders parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.
- Demonstrate the proper use and care of tools and instruments.
- Complies with all JLL/Client safety policies and protocols. (PPE, Safe Work Practices)
- Maintains a clean and safe workplace.
- Responds to customer inquiries in a timely and professional manner.
- Performs additional duties as requested.
Desired experience and technical skills -
Required
- Candidate must be proficient in use of Microsoft Outlook, Word, Excel, and internet usage and navigation and be able to effectively communicate to the Client.
- Candidate must be able to work independently and effectively to perform duties with little direct supervision.
- The job has a set schedule (M-F); however, the candidate must be flexible with schedule to meet the client’s needs and there are on-call requirements.
Preferred
-
2 years of experience in general building repair and maintenance, equipment troubleshooting, basic carpentry, plumbing, electrical.
- Commercial buildings/systems. This position is in an air-conditioned Distribution Center with small office.
- CMMS experience (JLL uses Corrigo platform)
- Safe working practices – LOTO, safe Hot Work practices (permits)
- FLS equipment- fire pump, risers, PIVs
- Emergency Power systems – Generators, ATS
- Basic electrical troubleshooting (low voltage, single & 3 phase electrical systems)
- HVAC routine maintenance and troubleshooting skills. (Certifications are desirable but not mandatory)
- Dock Equipment – dock doors, levelers, restraint systems
- Building storage systems – High Bay racking construction, components
- routine small-scale plumbing, electrical and mechanical, carpentry skills
- Knowledge of the safe and proper use of ladders, lifts, basic hand tools, voltmeter, manual drain auger, safety goggles, ear protection, and fire extinguishers.
- The ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule format.
