Position Description :

This is an exciting opportunity to join a progressive and mission-based organization involved in the redevelopment of the Mildred Hailey Apartments in Jamaica Plain, Boston. Currently, construction is underway, nearing completion of the first two buildings, totaling 223 new apartment homes, a community center, and a business tech center. When all phases are completed, there will be 673 new apartment homes.

Under the direction of the Portfolio Operations Manager, the Senior Community Manager is responsible for the daily operations of multiple communities, emphasizing financial objectives, physical condition, and customer service. This role may involve training new team members and participating in the transition of other buildings. A primary goal of the Senior Community Manager is to increase cash flow by maximizing occupancy / revenue and minimizing operating expenses while maintaining the physical asset.

Essential Functions :

  • Develop and achieve operating budgets; conduct monthly variance reviews with team members.
  • Recruit, train, coach, and manage team members, providing timely feedback on performance.
  • Lead site teams and ensure compliance with standard operating policies.
  • Track team time in ADP and manage overtime.
  • Perform performance evaluations and recommend compensation or promotions.
  • Ensure accurate and timely entry of all revenue transactions and rent collection.
  • Review monthly property financial reports and report on significant variances.
  • Meet budgeted revenue and operating expense targets.
  • Manage legal proceedings for non-rent payment processes.
  • Implement annual rent increases according to program guidelines.
  • Monitor lease expirations and ensure timely re-certifications and renewals.
  • Maintain occupancy at 97% or above in compliance with tenant selection plans.
  • Ensure compliance with regulatory agreements and funding program requirements.
  • Oversee property upkeep, including inspections and maintenance.
  • Meet or exceed all HQS and REAC standards.
  • Review the physical needs of the property and understand the physical plan.
  • Stay current with applicable affordable programs.
  • Monitor work order systems and ensure timely completion of requests.
  • Report incidents and ensure proper risk management.
  • Submit quarterly requests for operating or replacement reserve draw requests.
  • Maintain resident and vendor files in compliance with standards.
  • Perform general clerical responsibilities.
  • Address violations of building rules and occupancy agreements.
  • Coordinate resident activities and engage with community services.
  • Work closely with Community Life Initiatives to meet resident needs.
  • Other duties as assigned.

Additional Responsibilities :

  • Attend trainings, seminars, and conferences.
  • Be available for emergencies and resident functions as needed.
  • Knowledge, Skills and Abilities :

  • Strong experience with Microsoft Word, Excel, Outlook, and Yardi or similar software.
  • Excellent verbal and written communication skills.
  • Knowledge of Federal Fair Housing Laws and regulatory programs.
  • Strong leadership skills.
  • Physical Demands & Work Environment :

  • Ability to move around the building and access files and equipment.
  • May require travel based on business needs.
  • Ability to work under deadlines.
  • Ability to lift up to 50 pounds as needed.
  • Education & Experience :

    College degree and / or 3 years of experience in Property Management, Hotel, Hospitality, or Retail required. Industry designations (COS, LIHTC, ARM, CPM, CPMC, etc.) required and / or ability to achieve certification within 6 months of hiring.
