Project Manager/Estimator
Location: Davidson, NC (travel required up to 3 hours)
Salary: $95k-$120K
Position Summary:
We are currently seeking a Project Estimator/Manager that will be responsible for ensuring the safe and productive execution of various-sized industrial projects. The successful candidate must communicate effectively, build relationships within the team, and use sound judgment to manage both pre-construction and construction phases.
Pre-Construction Phase:
- Collaborate with the Vice President of Preconstruction Services, Business Development Manager, and other estimators to review project plans, make bid decisions, and prepare estimates.
- Assist with forecasting labor, equipment, materials, and supply needs for assigned construction projects.
- Review construction strategies and critical-path schedules to assist in determining bidding procedures.
- Secure and review project blueprints and specifications to prepare accurate bids.
- Conduct site visits (when possible) to verify conditions and document project constraints.
- Identify necessary subcontractors and suppliers, obtain pricing, and ensure all information is accurate for bidding purposes.
- Prepare and track Requests for Information (RFI) and update project information in the CRM system.
- Assess site safety concerns and potential hazards, integrating these considerations into the bid.
- Analyze RFQ documents and identify discrepancies for clarification.
- Perform quantity take-offs for materials and services required, coordinating with the estimating team.
- Utilize cost tracking systems to project project costs accurately.
- Generate detailed proposals, scope of work estimates, and terms for negotiation.
- Review customer schedules to ensure bids align with project timelines.
- Understand travel expenses and staffing requirements for project execution.
- Prepare Prime and Subcontract Agreements and execute contractual obligations.
Construction Phase – Project Management & Mentorship:
- Provide complete, accurate documentation to PMs and Superintendents for project execution.
- Ensure that project documentation complies with submittal procedures and specifications.
- Organize and coordinate all parties involved to ensure smooth project initiation.
- Monitor project progress and ensure the team follows the detailed scope of work.
- Estimate change orders and analyze the financial impact on the project.
- Coordinate procurement of materials, equipment, and subcontract services to meet project schedules.
- Estimate material quantities and maintain accurate records for the project.
- Mentor and guide other team members as needed.
Other Responsibilities:
- Gain a comprehensive understanding of all industrial services offered by the company.
- Understand and manage rigging, millwright, welding & fabrication, alignment, crane operations, civil activities, and piping systems as they apply to projects.
- Coordinate subcontracted services with relevant teams and ensure project accuracy.
- Promote cross-functional communication across teams such as Business Development, Estimating, and Division Managers.
Education and Experience Requirements:
- A 4-year Bachelor’s Degree is preferred.
- Minimum of 5 years of relevant experience required.
- Role or industry-specific certifications are a plus.
Knowledge, Skills, and Abilities Required:
- Strong communication skills and the ability to work with diverse teams.
- Proficiency in Microsoft Excel, Word, Adobe, AutoCAD, and related software.
- Strong organizational skills, with the ability to analyze, prioritize, and manage multiple tasks.
- Advanced math, geometry, and trigonometry skills, with the ability to calculate measurements and areas.
- Strong problem-solving, negotiating, and leadership skills.
- Ability to forecast costs and project financial needs accurately.
Working Conditions:
- Primarily office-based, with occasional outdoor site visits.
- Some travel required for site inspections and meetings.
- Flexibility in working hours may be necessary, including travel and extended working hours.
Certificates, Licenses, and Registrations:
- Valid Driver’s License preferred.
- OSHA 10-Hour Certification required (training provided).
Physical Demands:
- Ability to sit for extended periods of time.
- Occasional climbing, working at heights, or in confined spaces.
- Ability to work on uneven terrain and walk construction sites regularly.
- Ability to drive for extended periods (1-8 hours) as needed.
- Typing and using office equipment regularly.
