ADMINISTRATIVE RESPONSIBILITIES
Construction Contract – Read, understand and remember pertinent provisions of the construction contract.
Subcontracts / Material Contracts-Read, understand and assist Project Manager and Superintendent in administering subcontracts.
Shop Drawings- Review subcontract shop drawings prior to submittal to Architect to insure their adequacy, accuracy and consistency with the shop drawings of the other trades and their consistency with USPI's intention. Also, oversee preparation of USPI's inhouse shop drawings. Maintain shop drawing log.
Submittals / Approvals- Prepare, submit, obtain, record and return approved submittals. Keep all records relating to I product brochures, specifications, samples, shop drawings, etc., as required by contract documents and as otherwise warranted.
Procurement-Prepare and maintain procurement logs with the intent of insuring timely delivery of all materials required by subcontractors and USPI.
Correspondence- Consistent with the PM's directives, receive, review, generate, coordinate and as appropriate, maintain responsibility for all correspondence.
Owner / Architect's Meeting- Assist PM's in preparing the agenda for the weekly Owner / Architect meetings. Provide the minutes, disperse information as appropriate and follow up on outstanding unresolved topics.
Job Diaries- On a daily basis, record and document all significant or potentially significant events, take pictures.
Assist PM in overseeing work performed by the Office Manager.
Job Report- Prepare detailed report outlining all significant events, technical applications and unit costs. Compile all other information which may be of use in analyzing future work.
Prepare two-week schedule for submitting to all subcontractors, the owner and USPI supervision.
Fulfill all duties of field engineer if project size does not warrant employment of a field engineer.
Quality Control.
Help with Procurement of city permits.
COST CONTROL RESPONSIBILITIES
Estimate- Review and completely understand how the construction direct work and subcontract estimate was put together. This includes familiarity with the quantity take offs.
Change Proposal Letters- Document all changes in the contract scope of work, advise PM of estimated costs and follow through with preparation of change order drafts for PM's review.
Change Orders- Consistent with PM's directives, generate and process contract and subcontract change orders as required to protect USPI's position.
Subcontract Invoices- Assist PM in the reviewing of all sub contract / material contract monthly invoices to determine their accuracy. Obtain lien releases, confirm procurement, check stored materials, and insure proper cost coding and timely submission of said invoices to the accounting department.
owner's Billing- Assist PM in preparing monthly progress payment billing, including all necessary documentation.
Weekly Labor Report- Supervise and assist Field Engineer in providing weekly update of quantities of work performed in accordance with outline of the original estimate.
Job Cost Report- On a monthly basis, assist the PM in preparing and submitting detailed analysis of project financial position.
Review LDR with PM on a weekly basis.
On job start-up, do a complete take-off to compare with the original estimate.
FIELD RESPONSIBILITIES
Contract Drawings and Spec's- Have complete knowledge of all facets of the drawings and spec's and be responsible for resolving any / all conflicts.
Form Details- Jointly design forms with PM and Superintendent provide engineering design calculations and conform actual suitability of formwork constructed by field personnel.
Scheduling- Assist PM and superintendent with preparation of master project schedules and weekly job schedules. Disperse information to all appropriate parties, subcontractors, suppliers etc.
Coordinate Job- Assist PM and superintendent with coordinating the efforts of the construction team.
Field Engineer- Consistent with the PM's directives, oversee the work of the Field Engineer and train the Field Engineer to fill the Project Engineer's position.
Check time cards for correct coding.
Schedule of inspection- city and otherwise.
Schedule of concrete and rebar delivery with superintendent, field engineer and PM.
Qualifications
10 years of experience in construction project engineering or a similar role.
Experience specifically in mixed-use developments (commercial and residential) is highly valued.
Previous involvement in multi-story buildings , preferably with experience in high-rise construction.
Experience with managing budgets, schedules, contracts, and subcontractors in construction projects.
Experience managing the full construction lifecycle from planning and design through execution and handover.
Ability to ensure compliance with all construction regulations and manage inspections and approvals.
Proficiency in cost control and budgeting , and in reviewing project financials.
Practical experience working on construction sites and knowledge of safety protocols, tools, and construction techniques.
Ability to troubleshoot and manage on-site issues related to construction, design, or unforeseen complications.
Ability to coordinate with architects, contractors, subcontractors, clients, and other stakeholders effectively.
Ability to prepare reports and documentation for upper management, clients, and regulatory authorities.
