MARKET RATE ASSISTANT COMMUNITY MANAGER - The AJ Family Apartments
USA MULTIFAMILY MANAGEMENT, INC. is engaged in the management of residential multifamily communities. We develop, build, own and manage our properties. Our properties are located throughout California and Nevada. USA Multifamily Management is a subsidiary of USA Properties Fund, Inc., a full-service, fully diversified, privately owned real estate investment and development organization.
We are seeking an Assistant Community Manager for our 345 unit Conventional Market-Rate Community, The AJ. The Assistant Community Manager plays a key support role, working closely with the Community Manager to ensure smooth and successful operations. The Assistant Community Manager is responsible for monitoring marketing efforts and developing new strategies, collecting outstanding balances, ensuring compliance with lease administration, processing applications and resident requests, and handling resident concerns as directed by the Community Manager. The Assistant Community Manager will report to the Community Manager. This is a non-exempt position with a Monday through Friday work schedule; with open flexibility to work overtime, holidays and weekends as necessary. We offer a competitive salary, depending on experience ranging up to $27 - $29 per hour. The Assistant Community Manager may be required to reside at the Community to meet USA Multifamily Management Inc.'s legal obligation to provide on-site management personnel. An on-site apartment will be provided at a discounted rate.
Essential Duties and Responsibilities:

- At the direction of the Community Manager, the Assistant Community Manager is responsible for maintaining compliance with all general and property-specific regulations. This may include LIHTC at varying levels of the area median income, Bond, MHP, RHCP, and/or HOME program requirements. While specific program requirements can be learned, the Assistant Community Manager is expected to be able to review paperwork carefully with great attention to detail.
- All paperwork is completed accurately and processed as directed by the Compliance Department
- All initial applications are completed within two weeks of application date
- Resident recertifications are completed on time each month
- For mixed-income communities, ensuring that the applicable fraction for each building is consistently maintained
- Leads by example to maintain a service-oriented environment by always exhibiting a professional appearance and attitude. Serves as a resource for residents, prospective renters, and team members.
- Promotes resident satisfaction and retention by resolving complaints, answering questions, and requests in a timely manner, and taking appropriate action to address service issues.
- Reviews resident files and ledger records to determine unpaid and/or late fees owed, communicates with residents regarding outstanding balances, follows procedures for collecting on delinquencies, and enforces the lease agreements as necessary.
- Assists with inspecting vacant units, make-ready apartments, models, and overall community for upkeep and lease violations.
- Supports Leasing Associates in the leasing of apartments and ensures that company policies, procedures, Fair Housing guidelines, and other applicable laws are followed.
- Facilitates and oversees multiple resident events each month to create customer loyalty and retention.
- Oversees the community’s operations and team in the absence of the Community Manager.
Qualifications and Experience:
- Must have at least two (2) years of experience in on-site apartment leasing; leadership role preferred
- Tax-credit experience required; market-rate/conventional experience preferred
- Computer skills in Microsoft Office
- Knowledge of YARDI Voyager, Site Manager, CRM Flex, EliseAI, Snappt, YES Energy, DoorKing, ButterflyMX, Spectrum or similar PMS programs
- Strong Customer Service and Communication Skills
- Management of on-site staff and resources
- Successful track record of meeting property goals and optimizing asset performance
- Must have a valid CA driver’s license & reliable transportation
- High School Diploma or GED required, Bachelor’s Degree preferred
- California Certified Residential Manager (CCRM), Housing Credit Certified Professional (HCCP), Accredited Residential Manager (ARM), Certified Apartment Leasing Professional (CALP) or any related credential preferred
