Job Summary
Performs
journeyman level work in the installation, maintenance, modification, overhaul,
service, and repair of University distributed plant heating, ventilation, air
conditioning, refrigeration equipment. Responsible for performing preventive
maintenance tasks of HVAC systems. This position is considered essential
personnel and could require emergency duty during hurricanes or other emergency
situations.
Primary Duties and Responsibilities
- Completes maintenance work orders as requested by all University personnel and students.
- Collaborates with HVAC Technicians or HVAC I-level employees and contractors to calibrate and repair pneumatic and DDC controls. Regulates gauges and controls to proper settings for desired temperatures and humidity.
- Repair residential and some commercial HVAC equipment, including replacing thermostats, pneumatic/DDC controls, key components, compressors, and motors. Adds or replaces refrigerant and air compressors. Performs scheduled preventative maintenance, such as changing oil filters, inspecting condensers, washing coils, greasing pump and motor bearings, and repairing pumps.
- Maintains and repairs air handling equipment, including replacing belts, bearings, and filters. Washes cooling and heating coils and inspects dampers and motors.
- Troubleshoot issues with chillers, including changing settings on chiller panels, checking alarms, and reporting issues with VFDs and boilers. Reads alarm codes on chillers, boilers, VFDs, and booster pumps and makes repairs within skill level. Makes basic changes to chiller panels.
- Serves as a member of the Physical Plant Essential Personnel team, directing staff during pre-emergency preparations and post-emergency recovery efforts. This position requires participation in call-out responsibilities, may require night shift coverage and weekend work, and performs additional duties as assigned.
